Job summary

IAPMO invitations for a Project Manager to lead comprehensive commercial construction initiatives in the Minneapolis/St. Paul area. You will helm projects from entitlement through closeout, coordinating with subcontractors, vendors, and engineers to meet schedule, budget, and quality targets.

The role requires strong communication, organizational skills, and 5+ years of PM experience in construction. Occasional travel and a valid driver's license are required.

Qualifications

• Minimum 5 years of Construction Project Management experience.
• Strong knowledge of commercial construction processes.

• Experience managing subcontractors and vendor relationships.
• Proficiency with Microsoft Office 365.
• Experience using construction management software—Procore, Bluebeam.
• Associate's or Bachelor's degree in Construction Management, Real Estate, Urban Planning, or related field preferred.
• Valid driver's license required.
• Ability to sit and work at a computer for extended periods.
• Occasionally lift up to 15 pounds.
• Ability to travel to project sites as needed (approximately 20%).

Responsibilities

• Oversee all phases of commercial construction projects, ensuring safety, schedule, budget, and quality.
• Manage from entitlement and permitting through construction and closeout.
• Develop project schedules, budgets, and execution plans.
• Coordinate subcontractors, vendors, consultants, and partners.
• Review civil, structural, MEP, and construction plans.
• Oversee estimating, budgeting, contracts, and purchasing.
• Ensure quality control throughout all phases.
• Coordinate permitting, zoning, and regulatory approvals.
• Manage project documentation and communications.
• Collaborate with Superintendents and Coordinators to keep projects moving.
• Monitor costs, draws, invoicing, and financial performance.
• Identify and proactively resolve challenges; keep stakeholders informed.
• Maintain clear communication with clients, vendors, and internal teams from kickoff to completion.

Project Manager Responsibilities

As a Project Manager, you'll oversee every phase of commercial construction projects, ensuring they are completed safely, on schedule, within budget, and to the highest quality standards.

• Manage projects from entitlement and permitting through construction and final closeout
• Develop project schedules, budgets, and execution plans
• Coordinate and manage subcontractors, vendors, consultants, and project partners
• Review civil, structural, MEP, and construction plans
• Oversee estimating, budgeting, contract negotiations, and purchasing
• Ensure quality control throughout every phase of construction
• Coordinate permitting, zoning, land disturbance, and regulatory approvals
• Manage project documentation, contracts, permits, and internal communications
• Partner closely with Superintendents and Construction Coordinators to keep projects moving efficiently
• Monitor project costs, construction draws, invoicing, and financial performance
• Anticipate challenges, identify solutions proactively, and keep stakeholders informed
• Maintain clear communication with clients, vendors, and internal teams from project kickoff through completion

Project Manager Qualifications
