Job summary

Homestead Title in Denver is seeking an experienced Title Examiner to review Colorado real estate records, assess chain of title, and flag potential defects affecting marketable and insurable title. Responsibilities

  • Perform title examinations of Colorado real estate records.
  • Review deeds, mortgages, liens, judgments, easements, and related documents.
  • Analyze chain of title to determine ownership and potential defects.
  • Identify matters affecting title and exceptions per underwriting standards.
  • Prepare title commitments and supporting documentation accurately.
  • Research and resolve complex title issues with clear recommendations.
  • Communicate findings with title officers, escrow officers, attorneys, lenders, and customers.
  • Maintain current knowledge of Colorado title practices and recording requirements.
  • Meet production deadlines with high accuracy and minimal supervision.
  • Assist with difficult title matters and mentor less-experienced examiners.

Job description

Homestead Title is seeking an experienced Title Examiner to join our team. The ideal candidate will have strong knowledge of Colorado real estate records, title examination, and title insurance requirements, with the ability to independently review complex property records and identify issues that may affect marketable and insurable title.

This position requires excellent attention to detail, strong analytical and research skills, and the ability to work efficiently while maintaining a high level of accuracy and customer service.

Key Responsibilities
  • Perform thorough title examinations of real estate records in Colorado counties.
  • Review deeds, deeds of trust, mortgages, liens, judgments, easements, covenants, restrictions, plats, probate records, divorce proceedings, foreclosures, and other recorded documents.
  • Analyze the chain of title and determine ownership, vesting, and potential title defects.
  • Identify and evaluate matters that may affect title, including unreleased liens, judgments, probate issues, marital interests, legal descriptions, easements, and other encumbrances.
  • Prepare accurate and well-organized title commitments and supporting documentation.
  • Determine appropriate requirements and exceptions based on examination findings and company underwriting standards.
  • Research and resolve complex title issues and provide clear recommendations for curative action.
  • Communicate effectively with title officers, escrow officers, attorneys, lenders, real estate professionals, and customers when necessary.
  • Maintain current knowledge of Colorado title practices, recording requirements, statutes, and industry standards.
  • Meet production deadlines while maintaining a high degree of accuracy.
  • Handle both routine and complex title searches with minimal supervision.
  • Assist with difficult or unusual title matters and provide guidance to less-experienced examiners when appropriate.
