Position Overview
Pursuant Energy Partners is seeking an experienced Title Agent with a minimum of 3 years of title, land, right-of-way, or related industry experience. The Title Agent will be responsible for conducting title research and examinations, reviewing ownership records and land documents, identifying title issues, and supporting the acquisition and development of energy, utility, and infrastructure projects.
The ideal candidate is highly detail-oriented, organized, and comfortable working independently in a remote environment. Strong knowledge of title research, land records, easements, right-of-way agreements, leases, and curative processes is required.
Key Responsibilities
Title Research & Examination
- Conduct thorough title research and examinations to determine current ownership, interests, liens, encumbrances, and other matters affecting property.
- Review deeds, leases, easements, right-of-way agreements, assignments, mortgages, releases, affidavits, and other recorded documents.
- Analyze chains of title and identify gaps, discrepancies, ownership issues, and potential title defects.
- Prepare detailed title reports, ownership reports, and supporting documentation.
- Verify legal descriptions, parcel information, ownership interests, and recording information for accuracy.
- Research county and other public records to confirm current ownership and property interests.
Title Curative
- Identify and document title defects and exceptions that may affect an acquisition or project.
- Assist with developing and implementing appropriate curative actions.
- Research and resolve discrepancies involving ownership, legal descriptions, liens, releases, estates, and other title matters.
- Coordinate with internal teams, landowners, attorneys, title companies, and other applicable parties to resolve title issues.
Land & Right-of-Way Support
- Review and analyze easements, right-of-way agreements, leases, surface rights, mineral interests, and other land-related documents.
- Support land acquisition and right-of-way projects by providing accurate ownership and title information.
- Review property records to determine ownership and identify parties with an interest in the property.
- Assist with preparing documentation necessary for landowner acquisition, easement, and right-of-way transactions.
Documentation & Records
- Maintain accurate and organized title files, tract files, and supporting documentation.
- Ensure title research and project records are complete, accurate, and properly documented.
- Perform document comparisons, redline reviews, and quality-control checks as needed.
- Track outstanding title issues and follow up to ensure timely resolution.
- Maintain confidentiality and protect sensitive client and project information.
- Communicate effectively with project managers, land agents, clients, attorneys, title companies, and other stakeholders.
- Clearly communicate title findings, concerns, and outstanding issues.
- Work collaboratively with project teams to meet project deadlines and client requirements.
- Provide timely updates regarding title research, curative matters, and project status.
Qualifications
- Minimum of 3 years of professional experience in title examination, title research, land services, right-of-way, or a related field.
- Experience with GIS Mapping Systems.
- Strong understanding of title research, land records, ownership interests, easements, leases, and right-of-way documents.
- Ability to read and interpret deeds, legal descriptions, easements, leases, and other land-related documents.
- Strong attention to detail and accuracy.
- Excellent research, analytical, organizational, and communication skills.
- Proficient in Microsoft Office, including Word and Excel.
- Experience working with county records, title databases, GIS, or other land-related research tools.
