Applied Digital is seeking a collaborative TFO Preconstruction Manager to lead front-end planning, budgeting, scope definition, and contracting support for Tenant Fit-Out projects across the portfolio.

This role translates tenant requirements into budgets, Bases of Estimate, and project documentation, coordinating with design, procurement, construction, and campus leadership to ensure defensible budgets and realistic schedules.

Qualifications

• Bachelor's degree in Construction Management, Engineering, Architecture, or related field.
• 8+ years in preconstruction, estimating, project management, cost management.
• Experience on data center, mission-critical, industrial, or complex tenant improvements.
• Experience developing budgets, Basis of Estimate, procurement packages, milestone schedules, and contractor scope reconciliations.

Responsibilities

• Lead front-end planning and scope definition for TFO projects.
• Develop and maintain initial TFO budgets and Basis of Estimate documentation.
• Prepare Basis of Contract and related commercial exhibits.
• Coordinate estimate reviews, value engineering, and budget updates as design and tenant requirements evolve.
• Ensure budgets are organized using Applied Digital cost structures for internal review and tenant submission.
• Support development of RFPs, bid forms, and scope sheets.
