Job summary

ABM is seeking a Maintenance Technician to perform preventive and reactive repairs across building systems, reporting deficiencies and coordinating with vendors as needed.

Responsibilities include inspecting facilities, completing minor repairs to electrical, plumbing, HVAC, and carpentry, and maintaining accurate maintenance records.

A high school diploma and 2–3 years of commercial maintenance experience are required; CMMS experience is a plus and a valid driver’s license is preferred.

The Technician completes assigned preventive maintenance and reactive maintenance repairs.

Responsibilities

• Handles special work assignments, projects, and trouble calls while on shift.
• Inspect all areas of the building(s) and report deficiencies as well as suggestions for improvement
• Evaluate and complete minor repairs for common element space systems and maintenance to plumbing, electrical and HVAC systems
• Conducts and documents regular facility inspections.
• Review and coordinate work assignments; plan work to be performed and obtain necessary tools, equipment, and materials
• Complete minor repair of appliances with required replacement parts.
• Perform minor repair to light fixtures throughout various spaces within the facility.
• Perform minor carpentry work; if major repair is required such as entire replacement is required of doors and windows this shall be subcontractor to specialized trades.
• Complete carpet cleaning to remove stains as needed and caulk interior spaces around appliances due to wear and tear.
• Repair and maintain exterior and interior premises, i.e., interior painting and drywall repairs, hanging wall furnishings, wall repair, minor barricade preparation, sign maintenance/cleaning, door and lock repairs, cleaning of spills and moving of furniture as directed by client.
• Repair of building furnishings, maintain building storage areas, repairing and maintaining bathroom partitions and amenities, maintain exterior painting, minor maintenance interior and exterior décor.
• Assist in maintaining the on-site parking lots and walkways in the winter
• Inventory and order preparation for maintenance supplies
• Assists in the receiving of deliveries of site supplies and equip.
• Administer necessary inventory control programs to ensure adequate spare parts and material inventories
• Ensures security and emergency preparedness procedures are implemented properly.
• Coordinate and escort contractors, monitor work progress, verify work completion, and provide status updates to site management.
• Complete PM work orders and maintain accurate maintenance records.
• Document completed work, materials used, and follow-up actions required.
• Conduct routine inspections of emergency lighting, exit signage, fire extinguishers, eye wash stations, and other life safety equipment.
• Report deficiencies and coordinate corrective actions as needed.

Qualifications

• High school diploma or equivalent.
• Minimum 2-3 years of commercial building maintenance experience.
• Working knowledge of electrical, plumbing, HVAC, carpentry, and general building repairs.
• Ability to safely operate hand tools, power tools, ladders, and mobile equipment.
• Ability to troubleshoot and complete minor repairs independently.
• Basic computer skills for work orders, email, and documentation.
• Valid driver's license with acceptable driving record.
• Ability to lift up to 50 lbs. and routinely perform walking, climbing, bending, and ladder work.
• Ability to pass background screening and any site-specific requirements.
• Strong customer service and communication skills when interacting with tenants, employees, and contractors.

Preferred Qualifications

• Experience in a Class A office, manufacturing, industrial, or corporate campus environment.
• Trade certification or technical training in HVAC, electrical, plumbing, or building maintenance.
• Experience with CMMS/work order systems (Corrigo, Maximo, ServiceChannel, etc.).
• Knowledge of access control systems, automatic doors, gate arms, and low-voltage systems.
• Experience performing preventive maintenance programs.
• Forklift, aerial lift, or scissor lift certification.
• OSHA 10 or OSHA 30 certification.
