Job Title: Level 3 Senior Commercial & Industrial HVAC Technician
Department: Commercial Service & Mechanical Construction
Reports To: Commercial Service Manager / Operations Director
FLSA Status: Non-Exempt (Hourly)
Compensation: $38.00 – $45.00 / hour (Commensurate with experience) + $2,000 Sign-On Bonus
We are seeking a highly skilled, analytical, and leadership-minded Level 3 Senior Commercial & Industrial HVAC Technician to join our team. This position is reserved for advanced master-level technicians who possess extensive field experience and are capable of managing the most complex commercial and industrial service calls, central plant overhauls, and advanced diagnostics without supervision.
In this role, you will serve as our primary technical expert for critical infrastructure, managing large-scale systems including central chillers, industrial boilers, complex water-source heat pump loops, built‑up RTUs, and variable refrigerant flow (VRF) systems. Beyond advanced field service, you will act as a field mentor to Level 1 and Level 2 technicians, oversee critical equipment shutdowns, and interface directly with high-profile corporate clients and facility directors to provide long‑term mechanical solutions.
Key Responsibilities
- Advanced Diagnostics & Critical Repairs: Act as the primary escalation point for complex mechanical, refrigeration, and electrical faults that lower-level technicians cannot resolve. Lead major component overhauls, including industrial compressor tear-downs and change‑outs.
- Chiller & Boiler Central Plant Mastery: Independently service, overhaul, and tune complex chiller plants (centrifugal, screw, scroll) and industrial boilers (hydronic, steam). Perform advanced water-loop analysis, eddy current testing coordination, safety limit calibrations, and combustion analysis.
- Large-Scale Loop Systems: Manage, balance, and repair extensive water‑source heat pump networks, cooling towers, fluid coolers, and high‑horsepower circulation pumps, optimizing system flow and heat‑exchange parameters.
- BAS & Controls Integration: Deeply understand, troubleshoot, and commission Building Automation Systems (BAS) and Direct Digital Control (DDC) networks. Analyze sequences of operations, override points, and diagnose low‑voltage communication loop issues (BACnet, Modbus).
- Leadership & Field Mentorship: Provide technical guidance, code compliance oversight, and hands‑on training to apprentice (Level 1) and mid‑level (Level 2) technicians in the field to elevate overall team capability.
- Industrial Safety Command: Enforce and model pristine safety execution across the service department, including advanced Lock‑Out/Tag‑Out (LOTO), confined space entry plans, rigging/crane lifting strategies, and meticulous EPA refrigerant reclamation tracking.
- Strategic Client Consultation: Interface professionally with building owners and facility directors to present detailed engineering assessments, diagnostic findings, energy‑efficiency solutions, and capital equipment replacement recommendations.
Qualifications & Requirements
- Education: High School Diploma or GED required; an advanced degree or master's certificate in Commercial HVAC/R, Mechanical Engineering Technology, or Industrial Systems is highly preferred.
- Experience: 6–10+ years of dedicated, verifiable experience in commercial and industrial HVAC service, with clear progression into senior or lead mechanical roles.
- Certifications:
- EPA Section 608 Universal Certification is required.
- OSHA 30 Construction safety certification is highly required.
- Factory certifications from major manufacturers (e.g., Daikin, Trane, Carrier, York, Smardt) on chillers or VRF systems are a significant advantage.
- Licensing: Valid driver’s license with an immaculate driving record; a state HVAC Master or Journeyman license is preferred depending on local regulations.
- Skills:
- Master‑level mastery of the refrigeration cycle, psychrometrics, hydronics, and multi‑stage 3‑phase electrical distribution (up to 480V+).
- Expert ability to read, interpret, and engineer adjustments to complex electrical schematics, architectural drawings, and mechanical blueprints.
- Exceptional leadership, problem‑solving, and communication skills.
Physical Demands & Work Environment
- Physical Demands: Heavy physical effort required; ability to lift and carry up to 75–100 lbs. with team assistance. Continual climbing of vertical ladders, multi‑story scaffolding, and navigating complex industrial equipment rooms.
- Work Environment: Mission‑critical facilities, data centers, industrial plants, and large corporate high‑rises. Regular exposure to high‑voltage equipment, heavy machinery, high‑pressure piping, heights, and seasonal weather extremes.
- Schedule: Full‑time. Must be willing to anchor critical emergency response calls and coordinate off‑hours facility shutdowns (nights, weekends, or holidays as required).
- $2,000 Sign-On Bonus (paid out according to company policy milestones)
- Company Service Vehicle (dispatch from home / take‑home privileges)
- Medical, Dental, and Vision Insurance
- Paid Time Off (PTO) and Paid Holidays
- Retirement 401(k) plan with company match
- Ongoing factory training, manufacturer factory certs, and continuing education support
