Job summary

ROWJOBS.com - Right of Way Jobs Online is seeking a detail-oriented professional to handle land title research, easement acquisition, and related agreements for midstream projects. This role involves negotiating with landowners, drafting and reviewing leases, deeds, and permits, and coordinating cost estimates.

You will liaise with internal teams and regulators, ensure compliance with HSE policies, maintain accurate records, and support various land rights initiatives in the Bridgeport, WV

Essential Duties & Responsibilities

General description of main/primary duties and responsibilities of the job, aptitude, level of complexity, span of control, autonomy, decision making and judgement. It is central and necessary to the satisfactory performance of the job. Includes the following and other duties as assigned.

• Research, review, determine, and analyze Land Title and Ownership ranging in complexity, identify discrepancies, and outline curative responses.
• Negotiate for acquisition of easements, fee title, permits, and other land rights.
• Draft, review, prepare, analyze, interpret, and maintain all land and surface related agreements, amendments, deeds, easements, leases, permits, and licenses to ensure accuracy and compliance.
• Coordinate and accurately prepare Right of Way related cost estimates associated with land and Right of Way project acquisition for Midstream pipeline and compressors.
• Secure required agreements, provide input and participate in the decision-making process of various projects, and partner with various departments on a regular basis to meet operational objectives.
• Serve as liaison between internal departments, developers, cities, counties, etc. and maintain a good relationship with the Landowners, general public, and regulatory agencies.
• Professionally handle all complaints, escalated problems, and inquires in moderate complexity by the Landowner and general public, arbitrate disputes and resolve challenging grievances that may arise related to business activities.
• Effectively negotiate, settle, and resolve encroachments, damage claims, property damage settlements, and loss claims associated with capital projects and day-to-day operations to reduce the cost and risk to the Company and maintain facilities.
• Exhibit honesty, integrity, and fairness when interacting with Landowners and the general public.
• Follow all health, safety, and environmental (HSE) policies, procedures, and requirements, ensuring personal safety, safety of others, and the safety of the surrounding area.
• Perform other duties as assigned.

Under Limited Supervision, This Position Will

Qualifications

• High School Diploma or equivalent.
• At least three (3) years of Land, Land Title, Leasing or related experience.

CORE COMPETENCIES

• Strong working knowledge of land management principles and contracts, as well as related state and federal rules and regulations.
• Good understanding of land and legal documents. Able to interpret, research, and examine various contracts and title options.
• Ability to review and draft advanced lease and agreement language.
• Working knowledge of Microsoft Office Suite, including Excel, Word, etc. and use/ operation of standard office equipment.
• Good negotiation skills with demonstrated ability to reach a favorable outcome, and/ or resolve difficult situations.
• Good conflict management skills, with the ability to operate in a high stress environment in calm and professional demeanor.
• Ability to plan, analyze, and evaluate data.
• Ability to speak, listen, and write in a clear, thorough, and timely manner using appropriate and effective communication tools and techniques.
• Proven ability to establish and maintain positive working relationships with others both internally and externally to achieve the goals of the organization.

SAFETY SENSITIVE RELATED

• Ability to safely operate vehicles, equipment, and tools.

• Possess valid driver’s license and clean driving record (MVR) that meet Company’s Insurance qualifications to operate Company vehicle.

Supervisory Responsibilities

• Functions as an individual contributor with no supervisory responsibilities.

WORK ENVIRONMENT

• Job is performed in both the office and in the field work environment.
• Approximately 50% in the office and 50% in the field.

This Position May Be Subject To

• Exposure to computer screens and requires regular use of a computer, keyboard, mouse, and multi-line telephone system.
• Extreme Cold and Heat: temperatures typicaly below 32o F or above 100o F for periods of more than one hour. Consideration should be given to the effect of other environmental conditions as wind, rain, snow, and humidity.
• Noise: there is sufficient noise to cause the worker to shout in order to be heard above ambient noise level.
• Vibration: exposure to oscillating movements of the extremities or whole body.
• Confined Space: work areas large enough for individual to enter, limited means of entry or exit, and not designed for continue occupancy.
• Hazards: includes a variety of physical conditions, such as proximity to moving mechanical parts, moving vehicles, electrical current, working on scaffolding and high places, exposure to chemicals, combustibles, explosives, etc.

HOURS / SHIFTS

• Regular business hours.
• Available for responsibilities on nights and weekends for urgent issues during off hours, as needed.

PHYSICAL DEMANDS

• Regularly required to sit, stand, walk, and reach with hands and arms.
• Minimally lift, push, carry and/or move up to 25 pounds.
• Minimally be able to bend, stoop, crouch, etc.
• Usual field site/location visits may present more strenuous exertion than office work.
• Regular amount of traversing through challenging terrain to perform work, evaluate sites and conditions, inspect equipment/assets, etc.

TRAVEL

• Regular travel may be required to other locations.
• Frequent travel to Company's field operations and/or offices. Approximately 60% of time in field.
