Job summary

Coastal Alabama Community College is seeking a Maintenance Supervisor to coordinate maintenance personnel and personally perform maintenance activities. This role is placed on the Alabama Community College System salary schedule E2-03.

Responsibilities

  • Schedules and prioritizes maintenance work orders.
  • Schedules maintenance of campus vehicles with safety as the objective.
  • Maintains upkeep of buildings, fixtures, furnishings, and equipment.
  • Ensures HVAC systems and controls are functioning properly.
  • Maintains lighting levels in all buildings and outdoor areas.
  • Supervises daily work schedule of maintenance, custodial, and work-study staff.
  • Manages leave requests, purchase orders, and maintenance records.
  • Inspects campus daily and supervises litter cleanup.
  • Oversees ground maintenance and landscaping activities.
  • Cleans drains, clears debris, and ensures safety during events.

Job description

The Maintenance Supervisor is responsible for coordinating and supervising the maintenance personnel and personally performing maintenance activities.

Appropriate placement on the Alabama Community College System salary schedule E2-03.

At a minimum, the essential functions of this position shall include:
  1. Schedules and prioritizes maintenance work orders.
  2. Schedules maintenance and repair of campus assigned vehicles with passenger safety being the ultimate objective.
  3. Ensures upkeep and maintenance of all buildings, fixtures, furnishings, and equipment.
  4. Ensures that air conditioning and heating of buildings are functioning, and controls are properly set.
  5. Maintains proper lighting levels at all times in all buildings on campus, including such areas as offices, classrooms, hallways, storage and utility rooms.
  6. Maintains and ensures that all outside lights are always functioning properly.
  7. Provides and supervises daily work schedule of maintenance, custodial, and work study personnel under the supervision of the maintenance department.
  8. Manages leave requests, purchase orders, and maintenance records for the maintenance department in such a way as to not disrupt normal functioning of the department.
  9. Inspects entire campus daily and supervise litter clean-up.
  10. Provides and supervises ground maintenance staff or contract to include grass cutting and tree trimming, shrubbery trimming, fertilizing, mulching, watering, and clearing of grass.
  11. Keeps drains open under sidewalks.
  12. Clears all fallen branches from campus.
  13. Lubricates, checks oil, and water on equipment each day before use.
  14. Periodically cleans all parking lots.
  15. Uses mature judgment in applying rules and regulations in emergency situations.
  16. Supervises the setting up of equipment, tables, chairs, etc. for special events.
  17. Eliminates any situation which may be hazardous to students, employees, or visitors.

  10. Is prompt and punctual in reporting for work, meetings, and office hours.
  11. Performs other duties as assigned.
Required Qualifications
  1. Bachelor degree in a related field from a regionally accredited institution OR equivalent recent relevant full-time work experience (two years of full-time recent relevant work experience for every one year of college)
  2. Three (3) years of related experience.
  3. Ability to work flexible hours.
  4. Ability to think quickly, clearly, and analytically when confronted with a problem.
  5. Current and valid driver’s license.
  6. Excellent communication skills (both verbal and writing).
  7. Excellent customer services, specifically calm and friendly service.
  8. Ability to operate a motor vehicle, tractor, and standard business office machines.
  9. Ability to manage competing priorities and stressful situations.
  10. Ability to carry out instructions furnished in written, oral, or diagram form.
  11. Possess problem solving capabilities to diagnose problems and determine appropriate pathways of correction.
Preferred Qualifications
  1. Industry certification in the technical field of HVAC, Plumbing, Electrical, Carpentry, or similar field.
  2. Supervisory experience.
  3. Ability to operate a motor vehicle, tractor, and standard business office machines.
  4. Ability to read and follow blueprints.
  5. Ability to calculate percentages, fractions, etc.
