Job Description: Superintendent
An energetic person able to work responsibly and with some independence in maintaining and caring for the building and its systems.
Reporting Line
Reports to the Assistant Director.
Responsibilities
- Responsible for the daily maintenance, long-term care, and repair of the physical plant, assuring that a high standard for cleaning and repairs is met.
- Operates boiler, heating, air‑conditioning, electrical, refrigeration, plumbing, fire, and security alarms, as well as other mechanical systems of the physical plant to provide normal operations of the residence.
- Operating all facility mechanical systems, for regularly inspecting and maintaining all systems to ensure a two‑day turnaround, and establishing and maintaining the facility’s inventory system of building furnishings, supplies, equipment, and materials.
- Supervising janitorial services throughout the facility.
- Provide repair services for residential rooms at the request of the Supervisor and completion of repair forms.
- Must be on‑call outside regular working hours in response to emergency conditions including mechanical systems, as well as, snow removal, etc.
- Assists housekeepers in cleaning major public areas when necessary.
- Responsible for maintaining the basement and facility grounds.
- Assist in coordinating activities of support staff when necessary.
- Identify and troubleshoot in a preventive manner, potential areas of repair.
Qualifications
- High School Diploma or GED.
- Skilled in sheetrocking, flooring, plumbing, and electrical repairs, in the operation of boiler systems, and HVAC.
- Experience with building systems is essential; applicable licenses and training in HVAC, plumbing, and electrical systems are desired.
- Experience with fire alarm and preventive systems.
- Carpentry skills are highly desirable.
- Tidy work habits.
