Job summary

Michael Page is seeking an Estimator to join our client’s team in Central Pennsylvania. You will prepare multiple stage estimates for multifamily and mixed-use projects, review drawings and specs, and develop budgets with detailed takeoffs.

The role focuses on value engineering, bid management, and proactive collaboration with PMs and operations. The successful candidate will bring 5+ years of GC estimating experience, strong software proficiency (Sage, OST, Bluebeam, PlanSwift), and a solid

Qualifications

  • 5+ years estimating with a General Contractor.
  • Experience estimating multifamily/mixed-use projects.
  • Strong ability to perform detailed quantity takeoffs.
  • Proficiency with architectural, structural, mechanical, electrical, and civil drawings.
  • Knowledge of local Central Pennsylvania markets is a plus.

Responsibilities

  • Prepare conceptual, schematic, design development, and final construction estimates.
  • Review drawings, specifications, geotechnical reports, and contract documents.
  • Perform detailed quantity takeoffs for multifamily projects.
  • Solicit, evaluate, and compare subcontractor bids.
  • Develop project budgets and cost analyses.
  • Identify potential cost savings and value engineering opportunities.
  • Coordinate with project management and operations during preconstruction planning.
  • Participate in scope reviews, bid leveling, and subcontractor negotiations.
  • Maintain relationships with subcontractors, vendors, consultants, and clients.
  • Track current market pricing trends, labor rates, and material costs.
  • Assist in preparing proposals, bid packages, and presentation materials.
  • Evaluate project risks and provide recommendations to senior leadership.
  • Support project handoff meetings to ensure a smooth transition from preconstruction to operations.

Job Description

The Successful Applicant
  • 5+ years of estimating experience with a General Contractor.
  • Proven experience estimating multifamily construction projects, including apartments, mixed-use developments, townhomes, student housing, or senior living communities.
  • Strong understanding of wood-frame, podium, and conventional multifamily construction methods.
  • Ability to perform detailed quantity takeoffs and cost analyses.
  • Experience reviewing architectural, structural, mechanical, electrical, and civil drawings.
  • Proficient with estimating software such as Sage Estimating, On-Screen Takeoff, Bluebeam, PlanSwift, or similar platforms.
  • Strong understanding of subcontractor procurement and bid management.
  • Excellent analytical, organizational, and problem-solving skills.
  • Effective communication and relationship-building abilities.
  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related field preferred.
  • Knowledge of local construction markets and subcontractor networks throughout Central Pennsylvania is a plus.
