Superintendents exercise direct supervision over assigned projects from start to finish, providing direction, leadership, and guidance to employees and subcontractors, assisting them in planning, coordination and execution of their work in order to complete the project in a timely and economical manner with high standards of workmanship. Responsible for maximizing profits on assigned projects. All job site foremen and laborers report to superintendent.
Responsibilities
All job functions shall be accomplished including practicing, instructing all subordinates in, and enforcing all OSHA safety requirements/guidelines, in addition to all company policies and procedures. The Superintendent will be held directly accountable for safety performance. The essential functions of the Superintendent role include but is not limited to:
Safety:
- Establish site specific safety plan in conjunction with Safety Consultant and Project Manager in preparation for the Project Pre-Construction Meeting.
- Understand and enforce company safety policies and organize safety meetings with employees and supervisors.
- Lead Weekly Foreman’s meeting regarding safety and project coordination.
- Collect and file subcontractor weekly safety “Tool Box Talks”.
- Report any jobsite safety incidents to Safety Consultant or PCC Safety Coordinator.
- Confirm subcontractors are adhering to OSHA requirements and PCC Safety protocol.
Schedule/Procurement:
- Work with Project Manager in preparation of project schedule and material procurement log.
- Become thoroughly familiar with the plans, specifications, contracts, subcontracts, purchase orders, daily correspondence, submittals, shop drawings, and all documents related to the project.
- Employ or discharge workmen and intermediate foremen as needed to ensure safe, efficient, economical, and timely completions of self-performed scopes of work.
- Conduct pre-installation meetings for subcontractors in conjunction with Project Manager.
- Participate in weekly Production Meetings with Project Executive and Project Manager to confirm all project items are on track and in sync with the project schedule.
Quality:
- Inspect the work of employees and subcontractors to ensure construction conforms to requirements of the Contract Documents, and the quality required in “Building to a Higher Standard".
- Cross check approved submittals and shop drawings against contract documents to assure conformance with the contract documents.
- Cross check delivered materials against approved shop drawings and submittals prior to installation.
- PCC Completion list prior to Owner/Architect punch list walk through. (to minimize Punch List)
Administration:
- Develop and maintain positive relationships with clients, subcontractors, and Paradigm project team.
- Assure accurate completion of all job-site documentation including safety reports, daily logs, labor time sheets and other job specific forms as needed.
- Conduct weekly subcontractor coordination meetings and weekly jobsite safety meetings.
- Listen to, understand and effectively respond to customer needs and concerns.
- Approve or disapprove invoices and monies spent on the job and verify coding on all invoices for equipment and materials used on self-performed work.
- Review project budget on a monthly basis with Project Manager and Project Executive to assure project remains on or under budget.
- Support a successful project closeout, specifically work scope items (punch lists); work with the project manager to complete all contract requirements.
