We are seeking an experienced Superintendent to lead field operations on K-12 and higher education projects across the Piedmont Triad. The Superintendent owns the day-to-day execution of the work: safety, schedule, quality, logistics, subcontractor performance, and a clean handoff to the owner. This role covers both ground-up new construction (schools, academic buildings, residence halls, student centers, athletic and support facilities) and upfit/renovation work in occupied or semi-occupied buildings, often under compressed summer and break-period schedules.
Reporting Structure
- Reports to: Director of Field Operations / Senior Superintendent
- Works alongside: Project Manager, Project Engineer, Preconstruction, Safety, and Quality staff
- Supervises: Assistant Superintendents, Field Engineers, Laborers/Carpenters, and coordinates all subcontractor field leadership
Project Types
Ground-up
- New elementary, middle, and high schools; additions and gymnasium/auditorium/CTE wings
- Higher education academic, lab, residence, dining, student life, and athletic buildings
- Site-intensive work: mass grading, erosion and sediment control, utilities, stormwater, paving, athletic fields
- Interior renovations and phased upfits in occupied schools and active campus buildings
- Classroom, lab, and library modernization; MEP/life-safety/envelope upgrades
- Summer-window and break-window turnarounds with hard owner-occupancy dates
Key Responsibilities
Safety and Compliance
- Lead and enforce the site-specific safety plan; conduct daily site walks, pre-task planning, and toolbox talks
- Maintain a safe separation of construction from students, faculty, staff, and visitors, including fencing, pedestrian routes, school drop-off/pickup patterns, and campus event traffic
- Ensure compliance with OSHA, NC building codes, NC Department of Insurance inspections, and applicable State Construction Office and local school-system requirements
- Investigate incidents and near misses; drive corrective actions to closure
Planning and Scheduling
- Contribute field input during preconstruction: constructability, phasing, sequencing, logistics, long-lead procurement, and summer-window feasibility
- Develop and maintain the baseline schedule and three-week look-aheads with subcontractors; update and recover as conditions change
- Plan phasing around academic calendars, testing windows, move-in/move-out, athletic events, and commencement
- Track critical path, long-lead deliveries, utility outages, and owner-furnished items
Field Execution
- Direct all trades on site; verify work is installed per drawings, specifications, and approved submittals
- Manage site logistics: laydown, crane and hoist plans, deliveries, access, parking, and temporary utilities
- Coordinate MEP, structural, envelope, and specialty systems (kitchens, labs, AV/technology, security, fire alarm, athletic surfaces)
- Manage multi-prime coordination where the delivery method requires it (including mechanical, electrical, plumbing, and general trades under separate contracts), and be comfortable with CM at-Risk and design-bid-build
Quality Control
- Run the three-phase quality process: preparatory meetings, initial inspections, and follow-up inspections
- Lead mock-ups and first-in-place reviews, particularly for envelope, waterproofing, flooring, and finishes
- Own the field side of testing and special inspections, including soils, concrete, steel, fireproofing, and commissioning
- Maintain punch lists as you go, not just at the end
Subcontractor and Labor Management
- Hold subs accountable for manpower, schedule, quality, safety, and cleanliness
- Run weekly subcontractor coordination meetings and daily huddles
- Support compliance with HUB and local-participation goals on publicly funded work in coordination with the project team
- Verify pay applications and stored material against field-verified percent complete
Owner, Design Team, and Campus Relations
- Serve as the day-to-day face of the contractor for school principals, facilities directors, campus operations, and design teams
- Communicate proactively about noise, utility shutdowns, access changes, and schedule-sensitive activities
- Participate in OAC meetings, RFI and submittal turnaround, change-order pricing review, and field directives
- Maintain professionalism around minors, faculty, and the public, and comply with all site access and background check requirements
Closeout
- Drive substantial completion, certificate of occupancy, and final inspection milestones
- Coordinate commissioning, owner training, O&M manuals, attic stock, warranties, and as-builts
- Lead punch list completion and final cleaning ahead of occupancy dates, with first-day-of-school and first-day-of-semester as fixed deadlines
Required Qualifications
- 8+ years of progressive field experience in commercial construction, with at least 4 years as a Superintendent or Assistant Superintendent
- Demonstrated experience on K-12 and/or higher education projects, with both ground-up and renovation/upfit work in the portfolio
- Experience running projects of $10M–$75M+ (scale to company profile)
- Working knowledge of North Carolina public construction, including bidding and delivery methods, building code, and inspection processes
- OSHA 30-Hour certification; current First Aid/CPR
- Strong command of CPM scheduling, three-week look-aheads, and pull planning
- Proficiency with Procore (or similar), Microsoft Office, Bluebeam, and scheduling tools such as P6 or MS Project
- Valid driver’s license, ability to pass a background check and drug screen, and willingness to clear school and campus access requirements
Preferred Qualifications
- Experience with occupied-building renovations, phased turnovers, and infection-control/dust and noise mitigation
- Experience with labs, performing arts, athletic facilities, dining, or residence halls
- Experience with State Construction Office projects, UNC System campuses, community colleges, or large local school districts
- Experience with CM at-Risk, multi-prime, and design-build delivery
- Familiarity with commissioning, building envelope performance testing, and sustainability or energy targets
- Bachelor’s degree in Construction Management, Engineering, or a related field (or equivalent field experience)
- Local knowledge of Triad subcontractors, suppliers, inspectors, and permitting offices
- Additional certifications such as CHST, SST, LEED Green Associate, or a competent-person credential
Core Competencies
- Schedule discipline and the ability to recover time without compromising safety or quality
- Clear, calm, direct communication with owners, designers, subs, and craft
- Strong coordination of complex MEP and technology systems
- Leadership presence on site; sets the tone for safety and professionalism
- Problem solving under fixed completion dates
- Sound judgment on risk, especially around occupied spaces and minors
- Documentation habits: daily reports, photos, delay notices, and changes captured in real time
Work Environment and Physical Requirements
- Primarily on active job sites; exposure to weather, noise, dust, heights, and uneven terrain
- Ability to walk and inspect multi-story buildings and large sites daily, climb stairs and ladders, and lift up to 50 lbs
- Regular early starts; periodic extended hours and weekend or night work during summer turnarounds, utility cutovers, and closeout
- Travel within the Triad and surrounding counties; occasional regional travel
