Job summary

JLL is seeking a Maintenance Spare Parts Procurement Specialist in Bloomington, IN to oversee strategic sourcing, purchasing, and inventory management for building system spare parts. The role focuses on minimizing downtime and carrying costs across multiple properties.

You will work with HVAC, electrical, plumbing, and related systems, negotiating with OEM and aftermarket suppliers while managing CMMS/ERP data and supplier performance. The position is on-site with potential overtime.

Qualifications

• High School Diploma is required or equivalent.
• 3-5 years' experience in parts procurement or inventory management.
• Experience with IBM Maximo CMMS for work order management, asset tracking, and inventory control.
• Proficiency in JDE (JD Edwards) ERP for procurement, inventory management, and financial reporting.
• Knowledge of building systems and mechanical/electrical components.
• Strong analytical and problem-solving skills.
• Ability to read technical drawings and specifications.

Responsibilities

• Source and procure spare parts for HVAC, electrical, plumbing, elevator, fire safety, and building automation systems.
• Negotiate pricing, lead times, and terms with parts suppliers.
• Maintain optimal inventory levels and implement min/max controls.
• Coordinate with maintenance teams on parts usage and forecasting.
• Develop supplier relationships and monitor delivery performance.
• Manage parts warranties and return processes.
