Vestar, a leader in retail real estate, seeks a Property Manager to supervise on-site operations, tenant relations, and staff. The role emphasizes budgeting, lease enforcement, and compliance with state laws, while coordinating with ownership on capital projects and financial reporting.

Ideal candidate holds a Nevada Real Estate License and a Nevada Property Management Permit, with 3–5 years of retail/commercial property management experience, and a 4-year degree preferred.

Qualifications

• 4-year college degree preferred.
• 3-5 years retail/commercial property management experience.
• Must possess and maintain a Nevada Real Estate License in good standing.
• Must possess and maintain a Nevada Property Management Permit.

Responsibilities

• Direct supervision and training of office support staff and Assistants.
• Prepare and monitor annual budgets for assets.
• Enforce leases and governing documents (CC&Rs, REAs, OEA’s, etc.).
• Ensure landlord compliance with applicable laws.
• Invoicing and collection for charges per leases and documents.
• Inform ownership of events affecting property and decisions.
• Negotiate and document lease renewals and new leases with VP approvals.
• Prepare/Review annual CAM reconciliations.
• Recommend bids for capital projects and oversee expenditures.
• Supervise property Merchants Association and Marketing as needed.
• Oversee Specialty Leasing program if required.
• Respond promptly to tenant issues and concerns.
• Complete monthly cash flow forecasts and operating reports.
• Collect rents and other charges; ensure occupancy is lease-ready.
• Coordinate tenant move-in/move-out and maintain records.
• Maintain open communications and adapt to changes for efficiency.

Education

4-year College Degree Preferred

3-5 years’ Retail/Commercial Property Management Experience

Nevada Real Estate License

Nevada Property Management Permit

Valid Driver's License
