Job summary

Flow is seeking a Controller, Real Estate Development to lead financial operations for our development projects. Based at our Miami HQ in Bay Harbor Islands, this role partners with development, construction, and executive teams to ensure accurate reporting, budgeting, cost analysis, and strong controls across the portfolio.

Responsibilities include full-cycle project accounting, spend monitoring, audits, cash-flow modeling, and tax coordination from land through stabilization.

Qualifications

• Bachelor's degree in Accounting or Finance required.
• CPA or progress toward CPA a plus.
• 7+ years of progressive accounting experience; 3+ years in real estate development or construction accounting.
• Advanced Excel and project-based accounting software experience.
• Familiarity with GAAP and development/capitalization policies.
• Strong communication and presentation skills for diverse audiences.
• Ability to multitask in a fast-paced, deadline-driven environment.

Responsibilities

• Lead full-cycle project and property accounting for active and pipeline development.
• Monitor project spend, maintain cost ledgers, and track budget-to-actual variances.
• Build relationships with development, acquisitions, construction, and property management teams.
• Collaborate on annual audits and project-specific audits with third-party auditors.
• Oversee tax preparation and coordination with external advisors.
• Develop cash flow models for development feasibility and construction cash needs.
• Assist in budgets, pro formas, reforecasts, and variance analyses.
• Manage construction loan payments and covenant/compliance reporting.
• Oversee cost allocation for land, hard, and soft costs; ensure GAAP compliance.
