Job summary

Cressy Commercial Real Estate is seeking a Commercial Property Manager to oversee day-to-day management and financial performance for a portfolio of commercial properties in Indianapolis.

The role requires strong financial, analytical, and communication skills, with significant on-site responsibilities and collaboration with tenants, vendors, and internal teams. This is a full-time, primarily on-site position with flexibility as needed.

Qualifications

• 3–5 years of experience in commercial property management, real estate, asset management, finance, or related field.
• Bachelor's degree in Real Estate, Management, Finance, Business Administration, or related field preferred.
• Indiana real estate broker's license preferred or ability to obtain one, if applicable.
• Strong financial and analytical skills with budgets, financial statements, expenses, and variances.
• Proficiency in Microsoft Office, especially Excel, for data gathering, analysis, and manipulation.
• Experience with property management or work order systems such as Yardi, Corrigo, or similar platforms preferred.
• Strong organizational skills to manage multiple properties, projects, and priorities.
• Excellent written and verbal communication skills.
• Strong critical thinking, problem-solving, and decision-making abilities.
• Ability to communicate effectively with clients, tenants, vendors, contractors, and internal teams.
• Ability to anticipate challenges, take initiative, and follow through on responsibilities.
• Ability to handle confidential information with discretion.
• Passion for commercial real estate and property management.
• Ability to pass a required background check and drug screen.

Responsibilities

• Oversee financial performance of assigned properties and provide monthly financial reporting and budget variance analysis to clients.
• Review and approve accounts payable and property-related invoices.
• Develop and manage annual operating budgets, forecasts, and capital improvement plans.
• Monitor property revenues, expenses, and overall financial performance, identifying variances and recommending corrective action.
• Analyze financial and operational data to identify opportunities to improve property performance and maximize asset value.
• Track and report on outstanding work orders and related property expenses.
• Oversee daily operations of assigned properties and ensure maintenance to established standards.
• Coordinate with vendors, contractors, and professionals; recommend contracted services.
• Supervise maintenance and janitorial personnel; ensure work is completed efficiently.
• Prioritize work orders and coordinate timely responses to property needs.
• Participate in transition/onboarding of acquired/assigned properties.
• Assist with tenant move-in/move-out procedures.
• Develop and maintain strong relationships with tenants, owners, clients, vendors, and service providers.
• Communicate regularly with tenants/clients to understand needs and address concerns.
• Anticipate client/property needs and proactively propose solutions.
• Ensure properties align with ownership objectives and performance expectations.
• Conduct regular property inspections and site visits; assess condition and performance.
• Recommend and coordinate maintenance, alterations, improvements, and capital projects.
• Monitor quality and timeliness of work by vendors/contractors.
• Identify potential issues before they become larger concerns.
