Job summary

CubeSmart is seeking a Store Operations Manager to balance customer service excellence with hands-on property and store operations. You will develop client relationships, meet sales targets, manage leasing, process payments, and oversee daily tasks from unit showings to inventory control.

You’ll also supervise maintenance tasks, ensure safety and cleanliness, and participate in budget oversight. This role emphasizes teamwork, reliability, and a strong on-site presence.

Responsibilities

• Develop customer relationships by identifying self-storage needs and providing solutions while delivering standout service.
• Interact face to face with customers, providing excellent service and building rapport.
• Meet monthly sales goals and metrics.
• Walk the property to perform daily operational tasks including lock checks and unit showings.
• Rent spaces, sell store merchandise, manage leasing, accept payments via POS, and handle deposits.
• Review invoices and approvals in the database and manage reporting.
• Oversee store budget and maintain supplies and inventory.
• Perform daily property walks, clean units and grounds, and open/close storage doors.
• Ensure safety, cleanliness and compliance with company guidelines.

In your role at CubeSmart Self-Storage, you will be required to manage and maintain your property. This includes skills in both customer service and property maintenance.

The Store Operations Manager Is Responsible For

Customer Service

• Developing customer relationships by identifying self-storage needs and providing appropriate solutions while delivering a standout customer experience.


• Interacting face to face with customers, providing excellent service, and building rapport.


• Meeting monthly sales goals and metrics.


• Walking the property to perform daily operational tasks including lock checks and showing units to customers.


• Working both independently and on a team renting self-storage spaces, selling store merchandise, managing the leasing process, accepting payments utilizing our Point-of-Sale System (POS), completing daily bank deposits, and making courtesy calls to customers regarding late payments.


• Managing the invoice review and approval responsibilities within database.


• Processing invoices, managing reports and legal process of auctions.


• Overseeing the store’s expense budget while maintaining store supplies and retail inventory.

Property Maintenance

• Physical requirements include daily walks of the property, cleaning the units and the store grounds, opening, and closing of the storage doors (up to 50 lbs.)


• Maintaining facility which includes mopping, sweeping, changing light bulbs, cleaning out storage units, and similar activities.


• Keeping a clean and safe storage facility to ensure conditions meet company guidelines (i.e., clean restrooms, neat landscaping and parking areas, storage doors that are clean and tidy, and neat decluttered office space.)

The hourly rate for this role is $21.00-$23.00, based on experience.

Some locations may require Sunday hours.
