Job summary

CubeSmart Self-Storage is seeking a Store Operations Manager in Aurora to lead customer service, leasing, and day‑to‑day property operations. You will drive sales, manage the leasing process, process payments via POS, and supervise maintenance tasks to ensure a clean, safe facility.

Ideal candidates are customer-focused, organized, and able to work Saturdays. Experience with MS Office and a POS system is preferred, with a valid driver’s license and reliable vehicle required.

Responsibilities

• Developing customer relationships by identifying self-storage needs and providing appropriate solutions while delivering a standout customer experience.
• Interacting face to face with customers, providing excellent service, and building rapport.
• Meeting monthly sales goals and metrics.
• Walking the property to perform daily operational tasks including lock checks and showing units to customers.
• Renting self-storage spaces, selling store merchandise, managing the leasing process, accepting payments via POS, completing daily deposits, and calling customers about late payments.
• Managing invoice reviews and approvals within the database.
• Processing invoices, generating reports and overseeing auctions.
• Overseeing the store’s expense budget and maintaining store supplies and retail inventory.
• Daily property walks, cleaning units and grounds, opening/closing storage doors (up to 50 lbs).
• Maintaining the facility to meet company guidelines (restrooms, landscaping, parking, tidy storage areas).

In your role at CubeSmart Self-Storage, you will be required to manage and maintain your property. This includes skills in both customer service and property maintenance.

The Store Operations Manager Is Responsible For

Customer Service

• Developing customer relationships by identifying self-storage needs and providing appropriate solutions while delivering a standout customer experience.
• Interacting face to face with customers, providing excellent service, and building rapport.
• Meeting monthly sales goals and metrics.
• Walking the property to perform daily operational tasks including lock checks and showing units to customers.
• Working both independently and on a team renting self-storage spaces, selling store merchandise, managing the leasing process, accepting payments utilizing our Point-of-Sale System (POS), completing daily bank deposits, and making courtesy calls to customers regarding late payments.
• Managing the invoice review and approval responsibilities within database.
• Processing invoices, managing reports and legal process of auctions.
• Overseeing the store’s expense budget while maintaining store supplies and retail inventory.

Property Maintenance

• Physical requirements include daily walks of the property, cleaning the units and the store grounds, opening, and closing of the storage doors (up to 50 lbs.)
• Maintaining facility which includes mopping, sweeping, changing light bulbs, cleaning out storage units, and similar activities.
• Keeping a clean and safe storage facility to ensure conditions meet company guidelines (i.e., clean restrooms, neat landscaping and parking areas, storage doors that are clean and tidy, and neat decluttered office space.)

Compensation: The hourly pay rate for this role is $20.00-$22.00 per hour depending on experience

• Some locations may require Sunday hours.
