Job summary

Cushman & Wakefield is seeking a Stationary Engineer (Grade 3) in Houston, TX to maintain and troubleshoot commercial and industrial facilities, systems, and equipment. This role requires a Grade 3 license, 5+ years of experience, and CMMS proficiency.

  • Minimum 5 years of experience in commercial or industrial facility maintenance.
  • Currently hold, or be able to obtain shortly after hire, a Grade 3 Stationary Engineer license issued by the City of Houston, TX.
  • Current valid driver’s license with a clean driving record.
  • Proficiency with Microsoft Office applications including Outlook, Excel, and Word.
  • Technical proficiency with work order management systems (CMMS).
  • Current EPA certification or ability and commitment to obtain.
  • High school diploma or GED; associate’s degree or vocational/technical school diploma preferred.
  • Must pass a criminal background check and drug screening.

Responsibilities

  • Troubleshoot and repair HVAC, electrical, mechanical, plumbing and related building systems and equipment.
  • Install and modify building equipment; manage and document work orders in the CMMS.
  • Inspect facilities for safety and operability; perform preventive maintenance and repairs.

Job Description Summary

The Stationary Engineer (Grade 3) is a pivotal member of the Operations team at C&W Services, serving as a primary contributor. This role is responsible for coordinating and performing operational maintenance, troubleshooting, diagnostics, and repairs on commercial and industrial buildings, systems, grounds, and equipment.

EXPERIENCE, EDUCATION & JOB REQUIREMENTS
  • Technical, vocational, or on-the-job training in at least one of the following areas: HVAC, electrical, mechanical, process controls, mechanical power transmissions, & plumbing
  • Minimum of five (5) years of experience in commercial or industrial facility maintenance
  • Currently hold, or be able to obtain shortly after hire, a Grade 3 Stationary Engineer license issues by the City of Houston, TX.

ESSENTIAL FUNCTIONS & RESPONSIBILITIES
  • This position requires a high level of technical troubleshooting skills (HVAC, electrical, mechanical, plumbing, etc.)
  • Assist with troubleshooting and repairs of buildings and installed systems to include packaging and handling machinery, large air compressors, plumbing systems, kitchen equipment, roofs, drains, shop equipment, grounds equipment, and HVAC systems among others
  • Assist with installation and modification of building equipment and systems
  • Ability to review, create, and maintain assigned work orders with associated paperwork within digital computerized maintenance management system
  • Leverage knowledge of past projects as well as new methodologies & technologies for use on project scoping through quotation and performance
  • Replace and repair building finishes such as ceiling tiles, door hardware, wallpaper, and can paint walls, piping, floors and equipment
  • Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions, perform both reactive & preventative maintenance
  • Maintain and operate fire and life safety systems such as fire alarm systems, fire pumps and related fire protection system equipment
  • Possess competent knowledge of the use and care of tools and equipment used in facility and grounds maintenance
  • Identify and work with potential outside contractors/vendors from sourcing to quotation to job completion
  • Respond immediately to emergency situations and customer service requests as assigned
  • Comply with all applicable codes, regulations, governmental agency
  • Complete all required training as scheduled weekly/monthly/annually
  • Comply with company dress code while working and maintain a neat and clean appearance while on the property at times other than working hours
  • Promote and lead all company initiatives.

WORK ENVIRONMENT

This role operates in a professional office environment as well as industrial/warehouse type environments both indoors and outside during hot and cold climates. This role routinely uses both maintenance tools and standard office equipment such as computers, phones, and printers to accomplish tasks. May be the only maintenance staff member on duty during certain shifts; may be required to work extended periods of time without relief when responding to priority / emergency situations (including overtime type assignments); may require shift work and / or stand-by on-call duties

The compensation for the position is: $29.75 - $35.00
