Job description

This position will assist with the redevelopment oversight of our Midwest (TX, UT, CO, NM, AZ, OK, KS, NE) senior housing portfolio. This role is responsible for scope development, creating renovation and asset plans, and developing and underwriting budgets to maximize asset value. This is a REMOTE role that ideally resides in Texas.

KEY RESPONSIBILITIES

  1. Manage and mentor Project Managers and Associates to ensure high-quality work, meet project deadlines, stay within budget, and deliver excellent internal, external, and resident experiences.
  2. Develop and underwrite value-add investment plans, coordinate inter-company efforts, and engage with operators.
  3. Conduct site visits to assess physical condition, recommend renovation scopes, and identify Major CapEx needs to improve asset performance.
  4. Collaborate with the Capital Team to align CapEx projects with redevelopment efforts.
  5. Engage designers, engineers, architects, and other consultants for redevelopment and construction, review their work, and suggest necessary changes.
  6. Present projects for internal approval, including market justification, scope, costs, financial returns, and business case.
  7. Obtain permits, approvals, entitlements, and licenses, working with city officials to ensure compliance.
  8. Develop annual capital plans and reforecast processes with stakeholders.
  9. Evaluate Project Managers and Associates in accordance with company guidelines.
  10. Provide regular updates on regional projects and maintain communication with stakeholders.
  11. Advise leadership on change orders, value engineering, plan changes, and budgets.
  12. Prepare RFP packages, respond to RFIs, and select vendors to ensure quality and cost-effectiveness.
  13. Negotiate costs and scopes for subcontracts, change orders, and purchase orders.

TRAVEL

Approximately 50% travel, typically 1-3 weeks per month, with trips lasting 1-3 days.

MINIMUM REQUIREMENTS

  • Bachelor's degree in Construction Management, Architecture, Engineering, Real Estate, or related field.
  • Proven experience in project management, redevelopment, and construction, preferably in senior housing or multi-family sectors.
  • 7-10 years of relevant experience, including at least 3 years in a managerial role.
  • Strong understanding of project management principles, including scope, budget, scheduling, and risk management.
