Job summary

B. Kahn Construction Co. is seeking an experienced Project Manager to oversee overall technical management of construction projects, ensuring timely and cost-effective delivery.

You will lead safety, quality control, and scheduling while coordinating with architects, engineers, subcontractors, and owners. The role requires expertise in project management software (MS Project), strong organizational and communication skills, and the ability to plan 6–12 months ahead.

Qualifications

  • Completed OSHA 30 Hour Construction course.
  • Proficient with project management software and estimating tools.
  • Strong organizational, interpersonal, and communication skills.

Responsibilities

  • Lead, motivate, and support the project team in safety, quality control and schedule adherence.
  • Proactively identifies and plans work, coordinates equipment/materials, and monitors progress.
  • Reads and interprets plans/specs from Architect/Engineer and communicates to others.
  • Ensure projects operate within budget.
  • Create agenda for project meetings.
  • Obtain necessary permits, approvals, and prerequisites.
  • Create documents like Subcontracts, Purchase Orders, Change Orders, and Pay Applications.
  • Perform quantity take-offs and unit pricing.
  • Create Monthly Progress Reports for the Program/Project.
  • Negotiate subcontracts and change orders with subcontractors/suppliers.
  • Negotiate change orders with Owners.
  • Create owner letters and RFIs.
  • Assist in RFQ/RFP preparation.
  • View project progression 6–12 months ahead.
  • Support Superintendent responsibilities.
  • Mentor/train Assistant PMs and Project Engineers.
  • Review submittals for Contract Documents compliance.

Job description

Primary Function: Provide overall technical management for construction projects. Responsible for ensuring the timely and costly completion of construction projects by overseeing all phases of the project. Serves as the lead manager for complex, high profile, significant projects.

Responsibilities:
  1. Lead, motivate, and support the project team in all efforts for safety, quality control and schedule adherence associated with the project(s).
  2. Proactively identifies and works with the stakeholders to schedule and plan work, coordinate equipment and materials, and monitor overall progress.
  3. Proactively reads and interprets plans and specifications from Architect/Engineer and can communicate these to others.
  4. Ensures project(s) operate within budget.
  5. Creates Agenda for project meetings.
  6. Obtain necessary permits, approvals, and other regulatory prerequisites.
  7. Create documents such as Subcontracts, Purchase Orders, Change Orders, Profit Forecasts and Pay Applications within the company technology program.
  8. Performs quantity take-offs and unit pricing.
  9. Creates Monthly Progress Reports for the Program/Project.
  10. Negotiates subcontracts and change orders with subcontractors/suppliers.
  11. Negotiates change orders with Owners.
  12. Creates owner letters and RFI’s.
  13. Assist in preparation of RFQ or RFP (when requested).
  14. Ability to see project progression 6 months to one year ahead.
  15. Familiar with and supports roles and responsibilities of Superintendent.
  16. Mentors and trains assigned Assistant Project Managers and Project Engineers.
  17. Reviews submittals for compliance with the Contract Documents and process to Design Engineers for review and approval.
  18. Pursues Contractor licensing and professional certifications (when requested).
  19. Participates in the Presentation of RFPs.
  20. Become a member of a construction recognized organization at the local/state/national level (when requested).
  21. Identifies, nurtures, and solicits future business opportunities for M. B. Kahn.
  22. Complies with M. B. Kahn’s Safety Program, OSHA guidelines, and Company policies, procedures, and standards.
  23. Promotes integrity, honesty, hard work, safety, and quality throughout all aspects of the project and is a professional representative of M. B. Kahn.
  24. Performs additional assignments as directed by management or as required for successful project completion.
Required Certification/Training
  • Completed OSHA 30 Hour Course for Construction
Required Skills/Abilities:
  • Proficient in all aspects of Project Manager.
  • Thorough understanding and proficient use of project management software or similar software.
  • Create a complex estimate using an estimating software.
  • Create a complex schedule using Microsoft Project or similar software.
  • Proficiency in Microsoft Word, Excel, and PowerPoint.
  • Demonstrates excellent organizational, interpersonal, and communication skills both written and verbal.
  • Skilled at managing multiple and competing priorities in a fast-paced environment.
  • Ability to work independently.
