Job summary

Qualifications

- Valid driver’s license and ability to work outside normal hours when needed.
Responsibilities
- Perform skilled repair, inspection and preventive maintenance on systems and equipment.
- Coordinate with contractors and manage work orders and PM programs.
- Mentor Maintenance Technicians and Associates; supervise and evaluate work.
- Order parts and manage payments; ensure safety and code compliance.
- Respond to emergencies and perform inclement weather duties as required.
- Provide technical guidance to faculty and facilities staff on projects.

Sr. Maintenance Technician - Carpenter

Incumbents are responsible for performing skilled journey-level repairs and preventative maintenance requiring advanced training, experience, licensing, and knowledge. Duties include: diagnosing, troubleshooting and repairs of mechanical equipment such as commercial style boilers, HVAC units, advanced electrical systems, life safety fire alarm programming systems and associated computer software; advanced carpentry; extensive electrical work; advanced plumbing; coordinating and monitoring work performed by contractors; mentoring the work of Maintenance Associates and Technicians; oversight of an assigned facility or mechanical equipment; and being available outside of normal business hours to reply to questions and respond to emergencies including duties during inclement weather.
High School diploma or equivalent (G.E.D), two years experience in related maintenance/carpentry field, and up to one year of specialized or technical training.
Valid Driver’s License
- Perform skilled journey-level repairs, inspections, and preventative maintenance of systems and equipment in assigned specialty area. Comply with all College and relevant governmental safety guidelines. (B2)
- Perform assessments and provide advice in areas of expertise. (B2)
- Monitor and maintain work order and preventative maintenance program. (B2)
- Develop and maintain rapport with outside vendors, suppliers and contractors, and serve as liaison to department management. (B2)
- Coordinate and supervise work performed by contractors.
- Serve as a mentor and oversee the work of Maintenance Technicians and Associates. (B2)
- Research and order equipment, parts, tools and supplies, and facilitate payment for maintenance orders to proper billing accounts. (B2)
- Perform required inclement weather duties as directed during regular or unscheduled shift days/hours to assure safety of campus navigation for all pedestrians and motorists including but not limited to, plowing snow, sleet, ice and chemical application to parking lots and sidewalks, entrances, etc. (A1)
- Perform other related duties of a comparable level/type as assigned.
- Assess carpentry-related maintenance issues; recommend repair or replacement solutions; and advise Facilities staff regarding appropriate materials, construction methods, and preventive maintenance practices.
- Plan carpentry projects by taking field measurements; interpreting blueprints, drawings, sketches, and specifications; calculating material quantities; preparing project layouts; and estimating materials and project costs.
- Build, install, repair, and modify structural and finish carpentry components, including cabinetry, shelving, drywall, insulation, siding, flooring, doors, windows, framing, staircases, trim, molding, and other detailed woodworking for classrooms, offices, laboratories, and other College facilities.
- Inspect completed work and structures to verify quality, engineering soundness, functionality, safety, and compliance with applicable building codes, accessibility standards, and College requirements; identify deficiencies and determine appropriate corrective actions.
- Serve as a technical resource by providing guidance and instruction to Maintenance Technicians, apprentices, and Area Technical School ( ATS ) students; demonstrate carpentry techniques and support hands-on learning opportunities.
- Consult with faculty, staff, and Facilities personnel regarding renovation, repair, and construction requests; assess project feasibility and recommend practical solutions consistent with facility standards, project requirements, and available resources.
