Job summary

Robinson Investments, Ltd. is seeking a Senior Facilities Maintenance Technician to perform preventative and corrective maintenance across our Northern region facilities in Lima, Ohio.

The role covers HVAC, electrical, plumbing, and general building systems, with on-call availability. You will respond to tenant service requests, inspect facilities, and coordinate with vendors while maintaining thorough CMMS records.

Qualifications

• High school diploma or GED required.
• Valid Driver’s License required.
• 5+ years of facilities maintenance or related technical experience preferred.
• Experience across HVAC, electrical, plumbing, carpentry, or mechanical systems preferred.
• Ability to read blueprints, manuals, and technical documents.

Responsibilities

• Perform preventive and corrective maintenance on building systems including HVAC, electrical, plumbing, and mechanical.
• Respond to tenant service requests and work orders in a timely manner.
• Inspect facilities and identify maintenance needs, safety concerns, and efficiency opportunities.
• Coordinate with outside contractors and vendors to ensure quality and safety.
• Maintain accurate maintenance records in CMMS and track parts usage.
• Assist with equipment installations and facility upgrades.
• Train and mentor junior technicians and maintain safety practices.
• On-call maintenance support as needed.
• Other duties as assigned by Facilities Manager.

Robinson Investments, Ltd. is looking to hire a Senior Facilities Maintenance Technician in the Northern region. The Senior Facilities Maintenance Technician performs preventative and corrective maintenance to keep our facilities in optimal condition and ensure our tenants have safe, comfortable, and productive space. They will be responding to tenant service requests, work orders, general building maintenance repairs, internal & external repairs including, but not limited to, plumbing, HVAC & electrical systems, interior finishes, roofing, grounds keeping, landscaping, and equipment. .

The Essential Functions of the position are as follows:

• Observe and enforce all safety regulations and practices
• Perform advanced troubleshooting, repair, and preventive maintenance on building systems including HVAC, electrical, plumbing, mechanical, and general facility equipment
• Inspect facilities, equipment, and work areas to identify maintenance needs, safety concerns, and opportunities to improve reliability and efficiency
• Respond to service calls and maintenance requests in a timely manner, prioritize urgent issues, and complete repairs with minimal disruption to operations
• Execute preventive maintenance tasks according to schedules, manufacturer recommendations, and internal maintenance procedures
• Read and interpret blueprints, schematics, manuals, and technical documents to diagnose problems and complete repairs accurately.
• Coordinate and monitor work performed by outside contractors and vendors to ensure quality, safety, and compliance with site requirements.
• Maintain accurate maintenance records, work orders, inspections, and parts usage within the maintenance tracking system or CMMS.
• Assist with equipment installations, facility upgrades, minor construction, and improvement projects.
• Support inventory control by identifying needed parts, tools, and supplies and helping maintain appropriate stock levels.
• Train and mentor maintenance technicians and associates by sharing technical knowledge, modeling safe work practices, and assisting with task prioritization.
• Follow all applicable safety policies, lockout/tagout procedures, and regulatory requirements, including OSHA-related practices.
• On-call maintenance support.
• Other duties as assigned by the Facilities Manager.

The Desired Skills and Education/Experience Requirements are as follows:

• High school diploma or GED required.
• Valid Driver’s License required.
• OSHA certification preferred.
• Technical training, trade school, or equivalent hands‑on experience preferred.
• 5+ years of facilities maintenance, industrial maintenance, building maintenance, or related technical experience preferred.
• Demonstrated experience in multiple skilled trades such as HVAC, electrical, plumbing, carpentry, or mechanical systems preferred.
• Working knowledge of preventive maintenance practices, work order systems, and maintenance documentation preferred.
• Ability to safely use hand tools, power tools, meters, ladders, lifts, and other maintenance equipment.
• Ability to read and understand technical manuals, equipment diagrams, and blueprints.
• Strong communication, organization, and problem‑solving skills.
• Ability to troubleshoot equipment and building system issues independently and make sound repair decisions.
• Strong analytical skills with the ability to critically think, using logic and reasoning to identify solutions or approaches to problems, including competence in mathematics.
• Strong decision‑making skills and keen attention to detail.

Physical and Mental Demands:

• Continually walking, standing, and climbing.
• Ability to work in extreme/adverse weather conditions for extended periods of time.
• Availability to work varied shifts including night, weekends, and holidays as needed.
• Manually lifts materials (routinely requires the ability to lift up to 50 pounds, but may require the ability to lift up to 100 pounds).
• Moderate overtime and occasional weekend work may be required throughout the year.
• Ability to understand, remember and apply oral and/or written instructions or other information.

Primary Work Location: Lima, Ohio

Schedule: Monday-Friday, 7am-3:30pm, but will be on call 24/7, 365 days per year.
