Qualifications
- Bachelor's degree in Engineering, Construction Management, Construction Sciences, or other construction-related fields.
- Three years of project management/construction management experience or ten years of experience in the related construction trade, including one year of supervisory experience. Additional years of experience may substitute for education on a one-to-one basis.
- Master electrical or plumbing license is preferred.
- Industry-sponsored inspector certifications relevant to the trades being inspected are preferred.

Responsibilities
- Conduct daily observations of construction work for compliance with drawings, specifications, RFIs, change orders, and submittals. Issue Observation Reports noting non-compliance, referencing relevant drawings and specs. Project portfolio: 1 project, value $10M-$50M.
- Attend early morning, evening, or after-hours installations requiring owner representation. Flexible hours required.
- Maintain and organize on-site documentation, including inspection reports, RFIs, ASIs, change control documents, etc.
- Review and approve monthly contractor Payment Applications. Survey construction progress to verify percent complete by trades.
- Coordinate material testing, air balance testing, and system testing. Monitor commissioning, including equipment testing and system integration. Track deficiencies for re-testing and performance.
- Assist the RCM in resolving issues across disciplines. Draft Field Directives and Orders for approval. Confirm pricing using R.S. Means or other tools.
- Participate in pre-construction and regular site meetings. Facilitate pre-installation meetings for key systems.
- Coordinate utility outages, noise control, traffic, and security with campus facilities and operations. Attend planning meetings.
- Oversee project close-out procedures, including manuals, as-builts, punch lists, and warranties. Ensure deficiencies are addressed.
- Monitor safety and SWPPP compliance. Maintain safety and SWPPP files.
- Stay updated on applicable codes and regulations, including IBC, NFPA 101, OSHA, ADA, ASHRAE 90.1, and specific requirements for specialized projects.
- Interface with users, campus operations, architects, engineers, contractors, utilities, and regulators to resolve conflicts.
