Job summary

HKS, Inc. seeks an experienced Construction Administrator to lead multiple projects through the construction phase, coordinating with Owner, Architect/Engineer and Contractor teams to ensure design intent and quality compliance.

The role requires extensive knowledge of building systems, codes, QA/QC and strong problem-solving abilities. Travel may be needed; experience across the project lifecycle from design to occupancy is valued. This position offers a competitive salary and benefits.

Qualifications

  • Advanced - expert-level experience, knowledge or skills in construction administration and project coordination.
  • Experience with entire project lifecycle from design through occupancy is required.
  • Knowledge of building codes, sustainability guidelines and QA/QC processes is essential.
  • Ability to manage multiple projects with a diplomatic leadership style and strong client relationships.

Responsibilities

  • Lead construction phase activities for concurrent projects including site meetings, submittals, and payment reviews.
  • Coordinate with Owner, Architect/Engineer and Contractor to achieve project goals and ensure design intent.
  • Review RFIs, submittals and changes, communicating implications to the project team.
  • Perform site visits and field observations; prepare field reports and document results.

Job description

Overview:

A recognized leader in construction administration who provides technical leadership and acts as an advisor on large scale projects. Possesses strong communication skills, a flexible attitude, ability to solve problems creatively and ability to foster and manage effective client relationships. Responsible for high-impact decisions in application of codes and building systems. Endorses the firm's values by personally influencing client service, innovation and communication.

Responsibilities:
  • Manges and leads team through Construction Phase Activities for several concurrent projects, including jobsite meetings, correspondence, submittals and payment application reviews
  • Works closely and diligently with Owner, Architect/Engineer Team, and Contractor representatives to achieve project goals/requirements, and employs standard protocol for communication with and between team members to include the Owner, Architect/Engineer team and Contractor representatives
  • Proactively applies knowledge of codes and all types of building systems (architectural, civil, structural, etc.) to projects
  • Reviews and manages Requests for Information (RFI) and submittals and maintains current documents using HKS' construction document management software
  • Effectively communicates with design team to gain understanding of design intent
  • Coordinates with design team, issues required document revisions and communicates legal ramifications of changes to the contract documents during construction phase
  • Monitors owner and/or contractor directed changes for requests that fall outside of basic services agreement; notifies PM of any potential additional services
  • Checks submittals (i.e., shop drawings and product data) to determine conformance with project contract documents, design intent as well as HKS standards, best practices and quality expectations
  • Performs periodic site visits, observations and inspections and prepares field reports
  • Interprets results of laboratory tests and implements the necessary course of action required by test results
  • Applies knowledge of the effect of atmospheric conditions on building materials and components during and after construction, to include the practice of quality assurance
  • Evaluates cost-related aspects of the project and administers change orders, proposed changes, construction change directives, substitutions, time delays and payment applications in accordance with contract and project requirements
  • Provides feedback about issues for improvements (constructability, material appropriateness, clarity, function, equipment coordination, etc.) to project team
  • Builds consensus among team members and achieve project goals by facilitating communication between Owner, Architect, Contractor and Consultants and by maintaining current knowledge of the Owner-Architect Agreement, Owner-Contractor Agreement, Architect-Consultant Agreement and any additional services agreements
  • Resolves issues with inspectors and other authorities having jurisdiction while maintaining current knowledge of applicable codes for project
  • Leads and collaborates in team meetings to discuss project issues, technical issues and coordination with other disciplines
  • Responsible for preparing and/or reviewing meeting minutes and appropriate documents for consultant coordination meetings
  • Travel may be required
Qualifications:
Education and Experience
  • Accredited professional degree in Architecture, Architectural Engineering, Engineering, Construction Science or related field preferred
  • Typically 10+ years of experience
Licenses and Certifications
  • Architectural Registration preferred
  • Sustainable design accreditation preferred
    Knowledge, Skills and Abilities

    Advanced - expert-level experience, knowledge or skills

    Intermediate - experience, knowledge or skills required to produce high-quality solutions or work

    Basic - familiar with primary concepts or capabilities and may perform elementary functions depending on role

    • Advanced skills in Navisworks and Bluebeam required
    • Basic skills in Revit required; intermediate preferred
    • Advanced skills in MS Office Suite required
    • Basic skills in Photoshop, Illustrator and InDesign required
    • Advanced knowledge of sustainability and integrated design guidelines required
    • Advanced knowledge of the Owner-Architect Agreement, Owner-Contractor Agreement and Architect-Consultant Agreements required
    • Advanced knowledge of materials, construction techniques, building codes, architectural building systems, accessibility guidelines and QA/QC process required
    • Advanced ability to research and apply/incorporate into technical documents required
    • Advanced experience with the entire project lifecycle, through post-occupancy required
    • Advanced experience with managing and performing duties in a fast-paced environment required
    • Advanced organizational skills and the ability to work on multiple projects at the same time required
    • Advanced ability to manage team with diplomatic leadership style which puts value on relationships and collaboration, both internal and external required
    • Advanced presentation, graphic and visualization skills to communicate ideas required
    • Intermediate ability to maintain existing client relationships and build new client relationships required
    • Intermediate ability to communicate in a clear, concise and professional manner both verbally and in writing required
    • Intermediate Ability to problem solve and apply innovative solutions required
    • Advanced ability to collaborate and encourage collaboration in a team environment required
    • Advanced ability to work on multiple projects at the same time required
    • Advanced ability to effectively meet deadlines at expected quality required

    Base Salary Range: $120-150k annually - Chicago, San Francisco, Seattle and Washington DC location only.
