Job description

Responsibilities
  • Manage monthly, quarterly, and year‑end closes for assigned properties, including journal entries, accruals, and reconciliations.
  • Oversee and review property‑level general ledgers, ensuring accurate posting of rental income, operating expenses, and capital expenditures.
  • Monitor tenant ledger activity including billing, rent escalations, lease abstracts, tenant improvement allowances, and security deposit accounting.
  • Ensure compliance with lease terms, property management agreements, and lender requirements.
  • Review property general ledger detail, record adjusting journal entries, and prepare supporting schedules for GAAP‑based financial statements.
  • Review straight‑line rent calculations.
  • Prepare and review expense accruals.
  • Review bank reconciliations.
  • Review invoice coding.
  • Prepare and review property‑level and consolidated variance analysis.
  • Prepare and review property‑level and consolidated workpapers, including balance sheet reconciliations and rollforwards.
  • Assist in Common Area Maintenance (CAM) process, preparing and reviewing CAM pool setup, annual prepayment calculations, and year‑end settlement calculations.
  • Participate in CAM annual budget process.
  • Prepare and review property‑level and consolidated financial statements and management reporting packages.
  • Prepare and review property‑level and consolidated reporting to lenders, joint‑venture partners and portfolio companies.
  • Prepare property‑level cash‑flow forecasts.
  • Review acquisition and disposition entries.
  • Collaborate with asset management and operations teams to support budgeting, forecasting, and performance analysis.
  • Serve as a resource to onsite property teams, coordinating procedures and responding to accounting and client questions.
  • Assist with annual budget preparation, compiling key assumptions and capital budget information, reviewing for reasonableness, and ensuring timely entry into the accounting system.
  • Lead training of new property accountants and provide guidance throughout the year, reviewing journal entries, workpapers, variance analysis and reports prepared by team members.
  • Strengthen internal controls to ensure adherence to company policies and regulatory requirements; participate in external audits and coordinate auditor requests.
  • Streamline accounting processes to improve accuracy, timeliness, and efficiency; champion a culture of continuous improvement and create, modify and improve accounting workpapers.
Qualifications
  • Required:
    • Bachelor’s degree in accounting; CPA certification preferred.
    • 5–7 years of accounting experience, including 3 years in commercial real‑estate accounting.
    • Strong knowledge of US GAAP, real‑estate accounting principles, financial reporting standards, CAM billings, and regulatory compliance requirements.
    • Proficient in accounting software systems and CAM modules (including Yardi).
    • Exceptional financial acumen with meticulous attention to detail.
    • Excellent analytical, quantitative, and problem‑solving skills.
    • Strong oral and written communication skills.
    • Proficient in Microsoft Excel.
  • Preferred:
    • Public accounting experience.
Compensation & Benefits

Base compensation range: $100,000–$110,000 annually (subject to location and experience). Eligible for discretionary bonus and incentive compensation on an annual basis.
