Job description

Sr. Associate of Real Estate Acquisitions

TerraPact is a leading investment platform in U.S. digital infrastructure rapidly expanding its nationwide portfolio of critical telecom and right-of-way agreements. A privately held firm headquartered in Boston, we specialize in the acquisition and management of assets that enable the construction and operations of networks for the movement of data and energy – including wireless infrastructure, fiber optical cables, data centers, telecom switches, gas and water pipelines, electrical conduit, and more. Since its founding in 2011, TerraPact has expanded rapidly through acquisitions and organic growth.

Position Overview

We are seeking a Sr. Associate of Real Estate Acquisitions to join TerraPact’s Acquisitions Team. In this high-impact role, you'll be on the front lines, responsible for originating and driving a pipeline of acquisition opportunities with the objective of closing deals. You will be acquiring real estate interests related to critical digital infrastructure assets – such as cell towers, fiber optic cables, data centers, pipelines, electrical conduit – and your primary focus will be on proactively engaging potential sellers through tech-enabled cold outreach campaigns executed against a provided lead list. As these opportunities mature, you will project manage the various diligence and closing tasks, working closely with sellers and our legal/finance/integration teams to ensure a smooth closing process. This is a wonderful opportunity to join a small, high-performing, and entrepreneurial company that is aggressively expanding, offering a direct path to achieving ambitious personal and professional goals!

  • Highly competitive base salary coupled with an aggressive, performance-driven bonus and commission structure.
  • We offer a comprehensive benefits package focused on your future which includes health, dental, and vision insurance together with 401K eligibility, paid time off, parental leave and other excellent benefits
What You Can Offer Us
  • Driving Deal Flow: Proactively executing highly targeted outreach to a defined list of sellers, successfully converting initial conversations into executed deals.
  • Transaction Expertise: Apply industry and transactional knowledge to structure, value, and execute the acquisition of real estate interests across our key asset classes.
  • Accelerating Closings: Expediting transaction timelines by serving as the primary liaison with sellers, their contacts, and our internal legal, finance, and integration teams.
  • System Ownership: Maintaining and enhancing our CRM system to ensure pipeline visibility and optimal operational efficiency.
  • Strategic Insights: Leveraging data and financial modeling in partnership with our finance team to drive informed, profitable acquisition decisions.
What You Need to Succeed
  • Education: Bachelor's degree required (Finance or Economics preferred).
  • Experience: 3+ years of experience in business development or sales (Real estate sales or acquisition experience is a plus).
  • Outreach Expertise: Highly comfortable and proven success with multi-touchpoint cold outreach campaigns (phone, email, etc.), as a vast majority of transactions originate via proactive engagement and phone calls.
  • Ownership & Delivery: Exceptional organizational, planning, and autonomous project management skills, with the proven ability to prioritize and execute tasks to meet aggressive deadlines.
  • Collaboration: Proven ability to collaborate effectively and professionally across diverse functional groups and employee levels to achieve results.
