Job summary

JLL in Malvern, PA is seeking an Operating Engineer to keep critical building systems running smoothly. You will operate, maintain, and monitor HVAC, boilers, chillers, and electrical distribution to ensure comfort and safety for occupants.

This hands-on role requires proactive problem solving, ability to read blueprints and building management interfaces, and teamwork with property management, contractors, and engineers. On-site training and career growth opportunities are provided.

Qualifications

  • High school diploma or equivalent required.
  • Valid stationary engineer license or equivalent certification as required by local jurisdiction.
  • 3–5 years of hands-on experience operating and maintaining commercial building systems.
  • Strong knowledge of HVAC, boilers, chillers, electrical systems and BAS.
  • Ability to read blueprints, schematics and technical manuals.
  • Mechanical troubleshooting skills and problem solving.
  • Physical ability to lift up to 50 pounds and work in confined spaces.

Responsibilities

  • Operate and monitor HVAC, boilers, chillers, pumps and electrical distribution.
  • Perform preventive maintenance per schedule and inspect systems.
  • Respond to urgent service calls and troubleshoot equipment issues.
  • Conduct rounds of mechanical rooms to spot issues early.
  • Maintain logs of performance, maintenance, and readings in CMMS.
  • Coordinate with contractors and vendors during major projects.
  • Monitor building automation to optimize energy use and comfort.
  • Ensure safety, environmental, and codes compliance during tasks.
  • Participate in ongoing training to stay current with technology.

What this job involves

As an Operating Engineer at JLL, you'll be at the heart of keeping critical building systems running smoothly and efficiently. You'll operate, maintain, and monitor complex mechanical, electrical, and HVAC systems that ensure optimal comfort and safety for building occupants. This hands‑on role requires technical expertise combined with proactive problem‑solving as you conduct routine inspections, perform preventive maintenance, and respond swiftly to equipment issues. You'll work collaboratively with property management teams, contractors, and fellow engineers to maintain the highest standards of building performance while ensuring compliance with all safety regulations and environmental standards. What your day‑to‑day will look like
  • Operate and monitor building systems including HVAC, boilers, chillers, pumps, cooling towers, and electrical distribution equipment to ensure optimal performance and energy efficiency

  • Perform preventive maintenance tasks according to established schedules, including filter changes, lubrication, belt adjustments, and system inspections

  • Respond promptly to emergency service calls and troubleshoot equipment malfunctions to minimize downtime and maintain occupant comfort

  • Conduct regular rounds of mechanical rooms and building spaces to identify potential issues before they become problems

  • Maintain accurate logs and documentation of equipment performance, maintenance activities, work orders, and system readings using computerized maintenance management systems

  • Coordinate with contractors and vendors during equipment repairs, installations, and major maintenance projects

  • Monitor and adjust building automation systems to optimize energy consumption while maintaining comfort standards

  • Ensure compliance with all safety procedures, environmental regulations, and building codes during all maintenance and operational activities

  • Participate in ongoing training programs to stay current with new technologies and building system advancements

Required qualifications
  • High school diploma or equivalent required

  • Valid stationary engineer license or equivalent certification as required by local jurisdiction

  • Minimum 3-5 years of hands‑on experience operating and maintaining commercial building systems

  • Strong working knowledge of HVAC systems, boilers, chillers, electrical systems, and building automation systems

  • Ability to read and interpret blueprints, schematics, technical manuals, and building management system interfaces

  • Demonstrated mechanical aptitude and troubleshooting skills with the ability to diagnose and resolve equipment issues efficiently

  • Physical ability to lift up to 50 pounds, climb ladders, work in confined spaces, and perform tasks in various environmental conditions

  • Strong communication skills and ability to work effectively both independently and as part of a team

Preferred qualifications
  • Associate degree or technical certification in HVAC, mechanical systems, or related field

  • Universal EPA certification for refrigerant handling

  • Experience with computerized maintenance management systems (CMMS) and building automation systems

  • OSHA safety certifications or willingness to obtain

  • Experience in LEED‑certified or energy‑efficient building operations

  • Background in commercial high‑rise or corporate office building environments
