CONAM Management Corporation seeks an Assistant Regional Area Maintenance Manager to lead hands-on maintenance efforts across SoCal communities from Carlsbad, CA. You will supervise staff, assist with inspections, safety compliance, and vendor management to uphold quality and curb appeal.

The role emphasizes staffing, training, and cost-saving repairs, with a 75,000–80,000 USD annual pay and full benefits. A strong customer-service mindset and local driving ability are required.

Qualifications

• Minimum 2-3+ years hands-on apartment maintenance experience.
• Minimum 2+ years in a supervisory role.
• Experience in building construction and/or maintenance.
• Knowledge of building trades such as electricity, carpentry, and plumbing.
• Ability to manage life safety systems and safety compliance.
• Proficiency with Microsoft Office.

Responsibilities

• Assist in monitoring the quality and quantity of market-ready units and turnover work to meet company standards.
• Support property inspections and ensure cleanliness, curb appeal, and maintenance standards are maintained.
• Track and verify semi-annual smoke detector inspections and AC filter replacements, ensuring documentation is maintained.
• Monitor maintenance service requests, inspection schedules, and ensure deficiencies are addressed.
• Assist with staffing, scheduling, and prioritization of maintenance personnel and vendors.
• Perform site-level repairs to reduce vendor costs and support on-call rotations.
• Drive locally for business purposes pertaining to property management maintenance.
