Job summary

WindsorMeade Williamsburg seeks an HVAC Technician to maintain, repair, and optimize central HVAC equipment and associated systems across its facility.

The role covers air-handling systems, hydronics, building management controls, and refrigeration, with preventive maintenance and inventory management responsibilities.

Qualifications

  • High school diploma or equivalent required.
  • HVAC journeyman's card desired.
  • Trade school certificate/diploma in refrigeration, mechanical or related fields.
  • EPA Type I/II or universal refrigerant certification required.
  • At least three years’ experience in plant operations and maintenance of large central HVAC equipment.
  • Experience with WorksHub preferred.
  • Licensed to drive a vehicle in the Commonwealth of Virginia

Responsibilities

  • Install, test, maintain and repair cooling and heating equipment on site including boilers, chillers, pumps, VFDs, water heaters, etc.
  • Install, test, maintain and repair air handling systems and duct work and related controls.
  • Maintain hydronic systems including coils, pumps, valves.
  • Calibrate and repair computerized building management system and controllers.
  • Repair refrigeration systems including ice machines and kitchen appliances.
  • Perform preventive maintenance and keep maintenance records.
  • Manage spare parts inventory and department tools; identify parts and par levels.
  • Other duties including additional building maintenance and snow removal.

Job Description

The HVAC Technician maintains, repairs, and ensures the proper and efficient operation of the facilities' HVAC equipment and other mechanical systems, which may include back-up generator, domestic hot water heaters, air-handlers, air distribution systems, hydronic piping, and a computerized building management system. The technician will also help maintain the plumbing or any other structural, cosmetic, and miscellaneous maintenance needs of the facility as necessary.

EDUCATION, EXPERIENCE, CERTIFICATION AND LICENSURE REQUIREMENTS
  1. High school diploma or equivalent required.
  2. Possession of a HVAC journeyman's card desired.
  3. Trade school certificate/diploma or specialized training in refrigeration, mechanical and associated fields or equivalent required.
  4. EPA Type I and II, or universal refrigerant recovery certification required.
  5. At least three years’ experience in plant operations and maintenance of large central HVAC equipment.
  6. Experience with WorksHub preferred.
  7. Licensed to drive a vehicle in the Commonwealth of Virginia
JOB DUTIES
  1. Install, test, maintain and repair as necessary and directed - all cooling and heating equipment on site, which may include HVAC equipment, dual fuel boilers, high pressure centrifugal chillers, pumps, power burner domestic hot water heaters, variable frequency drives, cooling towers, generator, and all associated motors, controls, and wiring.
  2. Install, test, maintain and repair - facility air handling systems, including variable volume air handlers, variable volume control boxes, multi-zone air handlers, fan coil units, exhaust systems and all associated duct work, distribution devices, motors, controls, and wiring.
  3. If hydronic systems are utilized, install, test, maintain, and repair hydronics system, including coils, flow control devices, pumps, and valves.
  4. Install, test, maintain, repair, and calibrate computerized building management system, including central controller, distributed control devices, sensors, and actuators.
  5. Install, test, maintain, and repair refrigeration systems, including ice machines, kitchen refrigeration, and apartment refrigerators.
  6. Performs preventive maintenance on all systems (mentioned above) and maintain the preventive maintenance records.
  7. Maintains spare parts inventory, recommends to department management needed parts and par levels, maintains special tools and equipment needed for performance of duties.
  8. Other duties as assigned including but not limited to other building maintenance tasks and snow removal.
EDUCATION/SKILLS AND LICENSURE REQUIREMENTS
  1. Knowledge of plumbing, HVAC, chillers, three-phase and single-phase electrical systems, air handling equipment, and direct digital control systems and boilers if used on site.
  2. Ability to diagnose and repair HVAC and other mechanical systems, which may include back-up generator, domestic hot water heaters, air-handlers, air distribution systems, hydronic piping, and computerized building management system.
  3. Ability to use personal computers in a windows environment.
  4. Ability to operate motor vehicle and meet Pinnacle Living driving policies
PHYSICAL REQUIREMENTS
  1. Ability to repeatedly and frequently lift up to 75 lbs.
  2. Frequent stooping, walking, or standing during work shift.
  3. Ability to climb ladders and scaffolding.
  4. Must be able to work inside and outside to effectively make rounds daily throughout the facility and to respond to problems and emergencies
  5. May rotate on-call after-hours, weekend and holidays as needed.
  6. Holiday, inclement weather, and some weekends may be required in this position to meet the needs of the community. Team members may be required to be available for unforeseen circumstances and emergencies.
  7. Exposure to the sites, sounds, smells of a typical healthcare environment including interactions with people dealing with dementia.
