Job summary

Tri-County Human Services in Lakeland, FL, is seeking a Maintenance Technician to perform skilled and semi-skilled work across buildings, facilities, and equipment. Responsibilities include electrical, plumbing, HVACR tasks, painting, roofing, and general repairs.

Responsibilities

• Maintains and repairs heating/air conditioning units; changes filters.

This position will perform a variety of journey level skilled and semi-skilled work in the maintenance and repair of district buildings, facilities, and equipment in areas of building trades including but not limited to electrical, plumbing, and HVACR.

Primary Duties and Responsibilities

• Maintains work logs and records related to completed work tasks.


• Receives work orders and determines necessary tools, materials, and equipment needed to complete assignments.


• Installs and makes repairs to electrical wiring, switches, outlets, fixtures, and motors.


• Paints walls and buildings and performs other related tasks including preparing surfaces for painting or repainting.


• Patches and repairs roofs and gutters.


• Cuts, assembles, and installs pipe.


• Installs and make emergency repairs and adjustments to plumbing fixtures and equipment including pipes, washers and gaskets, faucets, floats, and valves.


• Repairs and/or replaces door hinges, locks, thresholds, door closure, door jambs, and panic hardware.


• Clean, maintain, diagnose and repair/install heating/air conditioning units; change filters etc.


• Mixes, pours, and finishes concrete, stucco, and plaster for assigned projects.


• Responsibly uses and maintains tools and equipment in safe operating condition.


• Replaces windows, screens, and repairs damage to walls.


• Operates a variety of hand and power tools including saws, welders, electric drills, etc., in a safe and appropriate manner.


• Inspect work to be completed; estimate material and labor cost; prioritize and schedule work; order parts according to established procedures.


• Follows current building codes and OSHA requirements when performing maintenance and repair of buildings, facilities and equipment.


• Obtains quotes and assists with the bid process on work to be performed by outside contractors. Recommends selection of contractors and oversees work to be performed.


• Inspects and maintains agency refrigeration systems.


• Maintains and repairs kitchen equipment and appliances.


• Maintains and repairs custodial equipment such as vacuums, floor scrubbers, low/high speed buffers (swingers) etc.


• Performs other duties like the above in scope and function as required.

Minimum Training and Experience

• High School Graduate or GED


• Possession of a valid and appropriate Florida Driver's License.


• Minimum of three (3) years of experience in general maintenance and construction work.


• Certified in one skilled trade such as electrician, plumber, HVAC or other appropriate certification.


• Possess and maintain knowledge of:


• Methods, practices, and materials used in several areas of the building trades, including electrical, plumbing, HVAC repairs.


• Safe use and operation of a variety of buildings, repair/maintenance tools and equipment.


• Be available for 'on call' work evenings or weekends and for unforeseen situations as necessary.


• Communicate effectively in both oral and written forms.


• Establish and maintain effective work relationships with those contacted in the performance of required duties.


• Ability to:


• Safely operate a variety of hand and power tools, and equipment.


• Read and interpret blueprints, sketches, and diagrams.


• Perform basic mathematic calculations including addition, subtraction, multiplication, and division.


• Effectively estimate the scope of work assignments and appropriate tools and materials necessary to complete each assignment.


• Meeting the physical requirements necessary to safely and effectively perform the required duties.

TYPICAL WORKING CONDITIONS AND ENVIRONMENT

1. Regularly heavy physical labor requires ability to lift, carry, push, pull, and move heavy objects or materials.

2. Work both inside and outside in a variety of temperatures and weather conditions
