Job Responsibilities

1. Provide on-site coordination for all phases of Commercial and Multi-Family construction projects, including posting notices and permits, inventory management, ensuring adherence to specifications, and maintaining schedule and budget.
2. Oversee schedule, inspections, quality control, and job site safety.

Requirements

• Work with subcontractors, consultants, and vendors to ensure timely completion of projects.
• Perform quality control duties related to ongoing work.
• Communicate with the project team regarding ASIs, RFIs, and material submittals.
• Ensure subcontractors fully execute and comply with their scope of work.
• Identify and address non-compliance with safety, health, and environmental standards.
• Identify conflicts in construction progress and communicate for resolution.
• Maintain a daily written log of activities on the jobsite.
• Manage superintendent duties across multiple job sites simultaneously.
• Ensure subcontractors correct all deficiencies identified.
• Conduct daily walk-throughs of units to monitor activities and assist in planning.
• Lead weekly subcontractor meetings to coordinate work.
• Issue notices of non-compliance regarding quality or scheduling issues.
• Keep the job site clean and organized.
• Identify and complete job progress and punch list items.
• Communicate regularly with owner representatives or managers about project progress.

Secondary Responsibilities

• Assist in budgeting, bidding, and subcontract awards.
• Help obtain permits or approval of revisions.
• Gather and maintain records of project material submittals and approvals.
• Coordinate homeowner unit specifications with marketing staff.
• Identify work outside of subcontracted scope.
• Preside over pre-construction meetings with subcontractors.
• Manage opening and securing of the jobsite daily.
• Maintain a company vehicle as required.
