Job description

Position: Senior Site Superintendent / Project Manager in Greater Boston, MA

Job type: Full-Time/On-site

Position Overview

We are not looking for a junior superintendent, an assistant superintendent, a trade foreman trying to step up, or someone whose experience is only loosely related. We are looking for a seasoned Boston construction professional who has already led real projects, managed subcontractors, enforced schedules, coordinated inspections, solved field problems, protected quality, and carried jobs across the finish line.

This role bridges the field and office. The right candidate must be comfortable running the site every day while also handling the PM-level coordination required to keep ownership informed, subcontractors accountable, documentation current, schedules realistic, and project issues from becoming expensive surprises.

Client is in the City of Boston, where logistics, inspections, neighbors, historic conditions, access constraints, utilities, deliveries, parking, staging, permitting, and old-building surprises are part of the job. Candidates must already understand that environment. This is not the place to learn Boston construction from scratch.

Key Responsibilities
  • Field Leadership and Daily Site Management
  • Lead daily site operations across 2-3 active Boston residential projects.
  • Own day-to-day field execution, sequencing, site logistics, subcontractor coordination, and jobsite problem-solving.
  • Maintain control of schedule, manpower, deliveries, inspections, quality, safety, and site cleanliness.
  • Keep work moving without waiting for constant direction from ownership.
  • Maintain strong field presence and leadership with subcontractors, vendors, inspectors, consultants, and internal team members.
  • Step in when needed during emergencies or critical field moments; this is primarily supervisory, but not a hands-off clipboard-only role.
Ground-Up Multifamily Construction
  • Lead small to mid-sized ground-up multifamily projects in Boston, generally up to roughly 15 units.
  • Understand excavation, foundations, framing, building envelope, MEP rough-ins, fire protection, inspections, finishes, punch list, and turnover.
  • Coordinate urban construction logistics including site access, deliveries, sidewalk/street impacts, dumpster placement, neighbor constraints, and tight staging areas.
  • Maintain schedule discipline from preconstruction handoff through certificate of occupancy and closeout.
  • Coordinate with ownership, design teams, engineers, inspectors, subcontractors, and vendors to resolve issues quickly and practically.
Historic Brownstone and Full-Gut Renovation Work
  • Lead full-gut remodels of historic Boston brownstones and similar urban residential buildings.
  • Understand the realities of old structures, concealed conditions, structural repairs, framing corrections, masonry issues, waterproofing, uneven conditions, and tight access.
  • Coordinate high-end residential finishes and quality expectations while protecting schedule and budget.
  • Work effectively around existing building constraints, neighboring properties, historic conditions, and sensitive residential environments.
  • Identify constructability issues early and communicate practical solutions before they become schedule or cost problems.
Project Management and Documentation
  • Maintain accurate project documentation using Procore and related systems.
  • Build, maintain, and enforce project schedules, look-ahead plans, meeting notes, daily logs, issue logs, submittal/RFI tracking, punch lists, and closeout documentation.
  • Coordinate RFIs, change order information, plan updates, field directives, and owner/design-team communication.
  • Support budget awareness by identifying scope gaps, change conditions, schedule impacts, and subcontractor performance issues early.
  • Provide clear status updates to ownership and flag risks before they become expensive surprises.
  • Participate in project meetings and communicate clearly with owners, architects, engineers, subcontractors, vendors, inspectors, and internal staff.
Required Qualifications
  • 15-20+ years of direct construction field leadership experience preferred, with substantial independent Site Superintendent / Project Manager responsibility.
  • 10+ years working on construction projects within the City of Boston or immediately surrounding urban municipalities required.
  • Proven experience independently leading projects from startup through completion, including punch list and closeout.
  • Direct experience with ground-up multifamily residential construction, preferably in Boston or similar dense urban environments.
  • Direct experience with full-gut renovations, historic brownstones, high-end residential remodels, or complex existing-building work.
  • Strong subcontractor management, schedule enforcement, field troubleshooting, quality control, safety awareness, and documentation discipline.
  • Ability to manage 2-3 active projects while keeping communication, priorities, and follow-through organized.
  • Working knowledge of Boston-area inspections, logistics, utilities, access constraints, permitting coordination.
  • Strong plan reading, MEP coordination, layout awareness, sequencing judgment, and means-and-methods understanding.
  • Strong communication skills with ownership, clients, architects, engineers, inspectors, subcontractors, vendors, and internal team members.
  • Massachusetts Construction Supervisor License expected.
  • OSHA 30 expected.
  • Lead-safe / RRP awareness or certification expected for renovation work involving older buildings.
Software Requirements

Procore is the standard project management platform for this role. Buildertrend, Excel, MS Project, Bluebeam, Microsoft Office, email, and shared digital project files are also relevant. Candidates must be comfortable using construction technology to maintain schedules, documentation, logs, RFIs, punch lists, and communication. This is not a paper-only field role.
