Job summary

Blue Signal Search is seeking a Site Sourcing Lead to build a nationwide pipeline of data center opportunities, evaluating projects from early diligence to construction readiness. You will lead commercial talks with utilities, owners, and developers, and develop power strategies to optimize economics, risk, and schedule.

You will coordinate with engineering, construction, and executive teams to validate feasibility and drive multiple projects forward across diverse U.S. markets.

Qualifications

  • 5+ years of experience sourcing and developing data center sites or power-intensive infrastructure.
  • Expertise with behind-the-meter generation and utility grid interconnection.
  • Established relationships across U.S. power markets, utilities, landowners, brokers and developers.
  • Direct procurement relationships with power-generation OEMs and electrical equipment suppliers.
  • Proven ability to structure, diligence, negotiate, and close high-value energy and real estate deals.
  • Strong knowledge of site control, permitting, zoning, environmental diligence, and risk.
  • Strong commercial judgment for land, energy, and infrastructure transactions.
  • Ability to drive opportunities forward independently while coordinating with engineering and exec stakeholders.
  • Willingness to travel nationally for diligence, negotiations, and project advancement.

Responsibilities

  • Build a nationwide pipeline of development opportunities by identifying viable land and power for large-scale computing facilities.
  • Evaluate projects from opportunity to investment readiness, considering capacity, constraints, zoning, permits, and environmental factors.
  • Develop power strategies including utility interconnection and behind-the-meter generation for cost and schedule efficiency.
  • Lead commercial discussions with utilities, landowners, brokers, developers, energy providers and other counterparties.
  • Negotiate land purchases, leases, and energy arrangements to position projects for development.
  • Navigate utility processes and local approvals with municipalities and authorities.
  • Leverage supplier relationships to source generation systems and critical electrical infrastructure.
  • Coordinate external development, civil, energy, and equipment partners while managing schedule and diligence.
  • Collaborate with engineering and construction leadership to validate technical feasibility before major commitments.
  • Advance multiple projects concurrently and establish repeatable development practices.

With significant growth plans and a leadership team experienced in scaling technology and infrastructure businesses, the company is assembling a nationwide portfolio of sites where power availability, land strategy, and speed to development create a competitive advantage. The Site Sourcing Lead will play a pivotal role in that expansion, identifying opportunities and converting them into viable, construction-ready projects across multiple U.S. markets.

Focus:
  • Build a nationwide pipeline of development opportunities by identifying viable land, available power, existing industrial properties, and other infrastructure assets suitable for large-scale computing facilities.
  • Evaluate potential projects from initial opportunity through investment readiness, assessing electrical capacity, utility constraints, property considerations, environmental conditions, zoning, permitting, and construction feasibility.
  • Develop power strategies that consider both utility interconnection and behind-the-meter generation, selecting the approach that best supports project economics, schedule, reliability, and scalability.
  • Lead commercial discussions with utilities, property owners, brokers, developers, energy providers, and other counterparties required to establish site and power control.
  • Negotiate land purchases, options, leases, energy arrangements, and related commercial agreements that position projects for successful development.
  • Navigate utility processes and local approvals while coordinating with municipalities, authorities having jurisdiction, and other stakeholders to remove development barriers.
  • Use established supplier relationships to support the sourcing of generation systems and critical electrical infrastructure, particularly equipment with significant procurement lead times.
  • Coordinate external development, civil, energy, and equipment partners while maintaining accountability for schedule, diligence, and commercial objectives.
  • Partner with engineering and construction leadership to validate technical feasibility before major site commitments are made.
  • Advance multiple projects concurrently and establish repeatable development practices that support a scalable, multi-site infrastructure program.
Skill Set:
  • 5+ years of experience sourcing and developing data center sites or similarly power-intensive industrial infrastructure, including projects progressed from raw or powered land to construction-ready status.
  • Demonstrated expertise with both behind-the-meter generation and utility grid interconnection, including successful site development using each power pathway.
  • Established relationships across U.S. power markets, utilities, landowners, brokers, developers, and other infrastructure stakeholders that can immediately support new opportunity generation.
  • Direct procurement relationships with power-generation OEMs and suppliers of utility-side electrical equipment.
  • Proven success structuring, diligencing, negotiating, and closing complex power and real estate transactions across multi-site development programs.
  • Strong understanding of site control, power availability, utility processes, permitting, zoning, environmental diligence, and infrastructure development risk.
  • Commercial judgment and negotiation skills appropriate for high-value land, energy, and infrastructure transactions.
  • Ability to independently drive opportunities forward while collaborating closely with engineering, construction, and executive stakeholders.
  • Willingness to travel nationally as required for site diligence, negotiations, partner engagement, and project advancement.
