Job summary

Omnia360 Facility Solutions in Columbus, OH is seeking a hands-on Site Manager - Facility Maintenance to lead day-to-day facilities operations at one of our client sites.

The role requires a bachelor’s degree (preferred), 5+ years’ experience, CMMS and MS Office proficiency, and the ability to read blueprints. Salary is $75,000–$85,000 per year with a full benefits package. We offer 9 paid holidays, a 401(k) with company match, and tuition reimbursement.

Qualifications

• Bachelor’s degree preferred in business or construction.
• 5+ years of related experience.
• Commercial construction experience and ability to read blueprint drawings a plus.
• CMMS work order software and MS Office experience.
• Ability to pass FBI/BCI background check, drug screen, and safety training.
• Valid driver’s license with minimal moving violations/points.

Responsibilities

• Plan, direct, and coordinate day-to-day activities of staff to meet client needs and maintain facilities.
• Coordinate projects, analyze costs, and ensure compliance with requirements.
• Manage personnel and subcontractors to execute maintenance work procedures.
• Oversee grounds, building maintenance and environmental services.
• Communicate daily needs of the site to staff and adjust focus as needed.
• Manage preventive maintenance program and improve procedures and timelines.
• Interpret contract requirements and inspect work for quality and compliance.
• Own planning, budgeting and forecasting; monitor financial performance.
• Supervise, train, and develop direct reports to deliver outstanding service.
• Additional duties as assigned.

Responsibilities for theSite Manager - Facility Maintenanceposition are:

• Plan, direct, and coordinate day-to-day activities of staff to ensure that our client's needs are met and/or exceeded by performing facilities maintenance duties personally or through delegation.
• Coordinates various special projects, analyzing cost, and identifying internal methods or suppliers to ensure that all facilities meet customer satisfaction, as well as all federal, state, and local requirements.
• Manages personnel and subcontractors engaged in planning and executing facility maintenance work procedures to ensure that all work is performed correctly, efficiently, and effectively.
• Oversees all grounds and building maintenance as well as environmental services.
• Effectively communicates the daily changing needs of the site to staff, adjusting focus of team members to align with client expectations.
• Manages preventative maintenance program and provides feedback for improvement of procedures and timelines.
• Interprets contract requirements and inspects work in progress to ensure conformity to contract specifications and quality.
• Assumes ownership of key planning, budgeting, and forecasting processes for areas of responsibility; monitor financial performance through key indicators and succeed in achieving maximum results with budgeted resources.
• Supervises, trains, mentors, and develops direct reports to provide outstanding services and meet customer needs.
• Additional duties as assigned.

Requirements for theSite Manager - Facility Maintenanceposition include:

• Bachelor’s degree in a business or construction-related field of study preferred.
• 5 plus years of related experience (or equivalent combination of education, training, and experience) required.
• Commercial construction experience and ability to read blueprint drawings a plus.
• Above average computer skills including experience working with CMMS work order software, Microsoft Office applications and Contact Management software.
• Ability to pass a full FBI/BCI background check, drug screen, and safety training.
• Valid driver's license with minimal moving violations/points.
