Job summary

Adair Homes, the #1 Custom Home Builder in the West, seeks a Site Development Project Manager to guide custom home projects around Silverdale and Puget Sound. You will evaluate land, develop site plans, budgets, and timelines, and lead projects through permitting to final home delivery.

You’ll coordinate with customers, Sales, engineers, jurisdictions, and trade partners to keep projects on track while delivering the high-quality customer experience Adair Homes is known for across Washington

Qualifications

  • Bachelor's degree in Civil Engineering or 5+ years of relevant experience.
  • Experience with residential site development and construction management.
  • Knowledge of property evaluation, costs, risks, and timelines.

Responsibilities

Salary: $100,000+ DOE + Quarterly Bonus + Company Vehicle

Location: Silverdale, WA

Do you know what it takes to turn a piece of land into a build-ready homesite, and then carry that project all the way through construction and final home delivery?

Adair Homes is looking for an experienced Site Development Project Manager to guide custom home projects throughout the greater Silverdale/Puget Sound area.

This is not just a vertical construction role. You will be involved early in the customer journey, evaluating property, identifying site development requirements, building realistic budgets and timelines, and helping customers understand what it will take to build on their land.

From there, you will manage the project through site development, permitting, construction, and final home delivery.

You'll work closely with customers, Sales, trade partners, engineers, jurisdictions, and internal teams to keep projects moving forward while delivering the exceptional experience our homeowners expect.

What You Will Do
  • Partner with prospective customers and Sales to evaluate properties and identify site development requirements before purchase
  • Conduct site evaluations and develop site improvement plans
  • Develop and manage project budgets, schedules, and development plans
  • Help customers understand site costs, timelines, permitting requirements, and potential development challenges
  • Coordinate with engineers, surveyors, excavators, utility providers, trade partners, and local jurisdictions
  • Manage permitting and ensure projects meet applicable building, development, and environmental requirements
  • Oversee site development activities, including excavation, utilities, access, drainage, and preparation for home construction
  • Manage vertical construction from groundbreaking through final home delivery
  • Monitor budgets, schedules, quality, and project milestones across multiple active projects
  • Communicate proactively with homeowners throughout the building process
  • Identify risks and potential roadblocks early and drive solutions before they impact the customer or project
  • Ensure every project meets Adair's expectations for quality, budget, schedule, safety, and customer experience
What You Will Bring
  • Hands-on experience with residential site development, land development, or horizontal construction
  • Strong knowledge of the steps required to take raw or partially developed land to a build-ready residential site
  • Experience in residential construction and project management
  • Ability to evaluate property and confidently communicate site requirements, costs, risks, and timelines to customers
  • Bachelor's degree in Civil Engineering, Construction Management, or a related field, or 5+ years of relevant experience
  • Knowledge of Washington building codes, permitting processes, utilities, and development requirements
  • Understanding of residential construction methods, sequencing, and project coordination
  • Experience managing multiple projects, budgets, schedules, contractors, and competing priorities
  • Strong communication, organization, negotiation, and problem-solving skills
  • Experience with project management software such as MS Project or KOVA
  • Bonus points for experience with Bluebeam, plot plan creation, estimating, or custom/on-your-land homebuilding
