Job summary

Fountain Development LLC is seeking a General Construction Project Manager responsible for full project oversight from preconstruction through close-out. You will lead budgeting, cost control, subcontractor bids, and procurement to deliver on schedule and on budget, while coordinating with owners, architects, and field teams on safety and quality.

Qualifications

• Engineering, Construction Management or Architectural degree required.
• 5-8 years field construction management experience with supervisory skills.
• Strong leadership and problem-solving abilities.
• Excellent organizational and communication skills.
• Drafting and computer skills required.
• Fundamental knowledge of contract law and project accounting.

Responsibilities

• Budgeting and costing of projects.
• Negotiate cost-effective subcontract and material purchases.
• Set up and implement job procedures to assure timely buyout and deliveries.
• Understand construction risk (insurance, bidding, purchasing, etc.).
• Maintain project schedule and update scheduling software.
• Develop relationships with Owner, Architect, and Subcontractors.
• Work with Superintendent to develop and implement safety plans.
• Provide timely and accurate reporting to management.
• Forecast general conditions cost, budgets, contingencies, and updates.
• Review contract conditions for compliance.
• Document significant project events (accidents, delays, change orders).
• Participate in preconstruction services and activities.
• Scope subcontractor bids accurately.
• Maintain quality control and adherence to project goals.
• Understand owner draw process (values, progress draws).
• Mitigate claims and conflicts.
• Complete all job close-out procedures.
