Job description

What this job involves
You will be ensuring that all technical services are maintained operational during your shift duty. Taking charge of entire technical assets in the building, managing the engineering team, and supporting the Property Manager / Assistant Property Manager. Your team leader will coordinate technical issues with clients and occupants. Your key responsibilities will include:
  1. Managing and maintaining electromechanical/utilities services at the site with the technician team.
  2. Preparing and implementing planned preventive maintenance (PPM).
  3. Conducting regular site inspections to identify risks or defects.
  4. Reviewing subordinate staff work and providing guidance.
  5. Ensuring documentation, checking, and follow-up of assets under defect liability period and AMC/CAMC in a tracker.
  6. Hiring, training, and developing shift engineers and maintenance staff.
  7. Formulating budgeting controls and monitoring SLAs/KPIs for JLL and outsourced agencies to ensure effective service delivery.
  8. Maintaining service level agreements and ensuring performance indicators remain above excellence.
  9. Ensuring timely renewal of agreements, submission of invoices, and follow-ups for payments.
  10. Overseeing vendor quotations and invoices.
  11. Ensuring proper sign-offs for attendance and cost sheet submissions.
  12. Submitting client-approved cost sheets to JLL and following up on invoices.
  13. Scheduling monthly vendor meetings to discuss daily matters and ensure corrective actions.
  14. Planning and implementing energy conservation measures.
  15. Preparing monthly readings with occupants and ensuring all check-sheets and logbooks are filled properly.
  16. Maintaining history cards for all equipment.
  17. Escalating major complaints to senior management and coordinating with technical staff if necessary.
  18. Ensuring work permits are in place and safety procedures are followed.
  19. Assisting in risk assessments and root cause analyses of building operations.
  20. Creating corrective, preventive, and emergency response plans.
  21. Participating in evacuation drills and being part of the ERT/QRT team.
  22. Maintaining engineering reports like DMR and MMR.
  23. Collaborating with regional and training teams to ensure report closures.
  24. Promoting safety culture under the slogan 'No Safety No Work'.
Reporting:
You will work with the operations team and report to the Property Manager / Technical Manager.

Qualifications
You should have a Degree / Diploma in Electrical/Mechanical or equivalent, with a minimum of 3-5 years of experience in Real Estate, Hotels, or Construction industries. Candidates with residential site experience will be preferred.
