JOB DESCRIPTION SUMMARY

This role involves performing technical and mechanical tasks to ensure the physical condition, safety, cleanliness, and overall functionality of the property’s buildings, grounds, amenities, and common areas.

Requirements

Minimum of 1 year of maintenance experience required.

Essential Responsibilities

1. Complete work orders from resident requests and preventative maintenance, diagnosing issues and making repairs following safety standards and codes.
2. Prepare vacant units for leasing by conducting inspections, creating punch lists, scheduling vendors, and completing maintenance tasks.
3. Manage inventory and materials, tracking usage, returning unused items, and notifying supervisors for reorders.
4. Accurately document service requests and maintenance activities.
5. Assist with grounds and common area maintenance, including trash pickup, pressure washing, cleaning, and painting.
6. Support cost-saving initiatives by repairing rather than replacing parts and practicing efficient use of materials and tools.

Other Responsibilities

1. Adhere to safety policies, participate in safety meetings, and report incidents promptly.
2. Inspect contractor and vendor work to ensure quality and compliance.
3. Conduct routine property inspections to identify safety issues and physical needs, communicating concerns to management.

Physical Demands

• Ability to stand, walk, sit, bend, climb ladders, reach, carry objects, and crawl in confined spaces.
• Work outdoors in various weather conditions.
• Lift up to 25 pounds independently and 50 pounds with assistance.
• Occasional travel for property support, training, or meetings.
• Flexible schedule including evenings, weekends, and holidays.

Licenses and Certifications

• EPA Type 1 and II or Universal refrigerant recycling certifications (for certified technicians).
• Valid driver’s license for operating golf carts on property.

The hourly rate is $25.00 to $26.00 in Glendale, CA.

Additional Compensation

Bonuses may be available based on performance, with weekly, monthly, quarterly, or annual programs depending on the position.
