Job summary

Arise Equity Management seeks a Service Technician to assist the Lead Service Technician in maintaining a safe, secure and comfortable living environment for residents, visitors, and staff at the Houston community. You will perform Make Ready activities and support planning and punchlists to ensure smooth turnovers.

Responsibilities emphasize safety, PPE compliance, teamwork, and a strong work ethic to complete tasks efficiently and with high quality.

Overview

The Service Technician is to assist the Lead Service Technician in maintaining the physical integrity of the community. This involves ensuring a safe, secure and comfortable living environment for residents, visitors, and staff. The Maintenance Technician will carry out assigned duties in a safe manner and other duties as requested by the Community Manager.

Key Performance Indicators

• Maintenance expenses within the Community’s Maintenance Budget
• Work Order completion within 3 days of submission
• Make Ready completion within 5 days of moveout
• Monthly completion of Hug-a-Building and Preventative Maintenance Work Orders

Technical Responsibilities

• Make Readies: make ready process, float and texture, hardware installation, flooring, paint, cabinetry, plumbing fixtures, caulking, windows
• Completes the MAKE READY PLANNING & PUNCHLIST prior to commencing work in a make ready by using the right-hand method
• Obtains approval of the MAKE READY PLANNING & PUNCHLIST prior to commencing work
• Utilizes the MAKE READY PLANNING & PUNCHLIST during the make ready by initializing completed scopes
• Completes independent quality reviews for the MAKE READY PLANNING & PUNCHLIST
