Position Summary:

The Service Technician III - HVAC plays a key role in delivering outstanding customer service while managing costs. This role involves inspecting, troubleshooting, and repairing HVAC systems in our single-family homes, along with additional residential maintenance and repairs as needed.

Essential Functions:

• Assess situations quickly and determine appropriate actions to resolve service requests, ensuring excellent customer service and representing Progress Residential positively.
• Perform scheduled and unscheduled/emergency preventative maintenance, inspections, and service requests, including replacement and modification of equipment or systems, such as:

• Electrical, plumbing, and HVAC systems
• Appliances
• Water irrigation systems
• Structural elements (stairs, gates, fences, patios, railings)
• Flooring (tile, carpet)
• Roofing, gutters, fasteners
• Lighting and ceiling fans
• Fireplaces and gas fixtures
• Shutters, doors, cabinets, windows, locks
• Leaks
• Drywall and painting
• Pool areas, hot tubs, pool furniture
• Other service areas as required

• Diagnose and troubleshoot advanced issues, then repair or replace defective equipment or wiring on HVAC systems.
• Report major repairs or replacements prior to expenditure.
• Maintain awareness of property conditions and address unsafe situations promptly.
• Conduct all business per company policies, procedures, and applicable regulations (e.g., Lead-Based Paint, ADA, Fair Housing, OSHA).
• Uphold workplace safety standards.
• Complete service requests professionally and promptly.
• Maintain excellent attendance and punctuality.
• Perform other duties as assigned.

Qualifications:

• High school diploma or equivalent required.
• Minimum 5 years of general service and maintenance experience (painting, plumbing, carpentry, electrical, drywall repair).
• HVAC certification from a technical college or trade program preferred.
• EPA certification required.
• At least 5 years of experience with routine maintenance, inspection, and repair of furnaces, air conditioners, water heaters, and related systems.
• Experience repairing all makes and models of residential appliances preferred.
• Ability to diagnose, troubleshoot, repair, or replace equipment and components on household appliances.
• Own basic tools necessary for residential service tasks.
• Reliable transportation capable of safely transporting materials.
• Valid driver’s license in the state of employment.
• Availability for on-call, weekend, and evening work as needed.
• Experience in the rental industry preferred.
• Ability to work under pressure and meet deadlines.
• Professional interaction with residents and vendors.
• Strong organizational, communication, and interpersonal skills.
• Physical ability to sit, stand, climb stairs, and lift up to 50 pounds regularly.
• Knowledge of laws, EPA, and OSHA regulations.
• Proficiency in Microsoft Office and handheld devices (smartphone, iPad).
• Honest, ethical, and discreet handling of confidential information.
