Job summary

Drucker + Falk, LLC is seeking a Maintenance/Service Technician in Dublin, Ohio. This role involves performing make-ready repairs to vacant units, attending to on-call responsibilities, and assisting in various maintenance tasks.

Job description

Maintenance/Service Technician

Reports directly to the Service Manager. Responsible for performing make‑ready repairs to all vacant units prior to move‑in. HVAC certified preferred.

Weekend hours: Saturdays 9 AM – 5 PM

Essential Duties and Responsibilities

• Perform repairs to make‑ready units in a timely manner.
• 24‑hour on‑call, as scheduled by the Service Manager; respond to on‑call paging.
• Assist the Service Manager or Housekeeper with their work if necessary.
• Assist the Grounds personnel with trashing out units if necessary.
• Assist with inventory control and utilization of maintenance materials and supplies.
• Inspect property for improvements and repairs and review with the Service Manager.
• Perform work order requests; manage “same day completion” in mind.
• Assist the Service Manager with maintenance requests.
• Ensure that the grounds are free of litter at all times.
• Operate and perform scheduled maintenance on all equipment.
• Know location of gas and water meter emergency cut‑offs, apartment and fixture cut‑offs, and sewer clean‑outs.
• Paint interior and exterior when required.
• Attend to other duties as assigned.
• Perform tasks with “team spirit”; cooperate with staff and be flexible for transfers to other properties; be available after‑hours on‑call on a rotating basis.
• Be immediately available for snow removal.
• Maintain a professional appearance in uniform; uphold good hygiene.
• Keep the Maintenance shop clean and orderly at all times.
• Follow Maintenance General Operating Policies.

Qualifications

• Knowledge of SDS and OSHA.

• Must have reliable transportation.

Working Conditions

• Position may require night/weekend work.
• Required to be on call.
• Duties performed both inside and outside, even in extreme temperatures below 32 °F and above 100 °F.

Education and Experience

High school diploma or GED; or one to three months related experience and/or training; or equivalent combination of education and experience.

Certificates, Licenses, Registrations

Current driver’s license; CFC Certificate (where needed).

Other Skills and Abilities

• HVAC, plumbing, carpentry, electrical skills.
• Pool certification (if required).
• Knowledge of OSHA regulations, MSDS standards.

Physical Demands

Regularly required to stand, walk, use hands to handle or feel, reach with hands and arms, and talk or hear. Frequently required to sit, climb or balance, stoop, kneel, crouch, or crawl. Occasionally required to taste or smell. Must frequently lift and/or move up to 100 pounds. Specific vision abilities required: peripheral vision and depth perception.

Work Environment

Exposure to moving mechanical parts, toxic or caustic chemicals, outside weather conditions, and electrical shock. Occasionally exposed to wet or humid conditions; high or precarious places; fumes or airborne particles; extreme cold and heat; vibration. Noise level usually moderate.
