Weekend hours: On call as needed

The Maintenance/Service Technician reports directly to the Service Manager and is responsible for performing make‑ready repairs to all vacant units prior to move‑in. HVAC certification is preferred.

Essential Duties and Responsibilities

• Perform repairs to make‑ready units in a timely manner.
• Serve as 24‑hour on‑call coverage as scheduled by the Service Manager and respond to on‑call paging.
• Assist the Service Manager or Housekeeper with their work as necessary.
• Assist the Grounds personnel with trashing out units when required.
• Help the Service Manager with inventory control and utilization of maintenance materials and supplies.
• Inspect property for improvements and repairs and review findings with the Service Manager.
• Execute work order requests and maintain a “same‑day completion” mindset.
• Review work orders with the Service Manager on a daily basis.
• Adhere to policies outlined in the Employee Handbook.
• Maintain a clean and organized maintenance shop.
• Be immediately available in the event of snow or other emergencies.
• Operate and perform scheduled maintenance on all equipment.
• Know the locations of gas and water meter emergency cut‑offs, apartment and fixture cut‑offs, and sewer clean‑outs.
• Paint interior and exterior when required.
• Support the Property Manager or other staff members when requested.
• Maintain a professional appearance in uniform and display a positive attitude, personal hygiene, and good teamwork.
• Provide assistance at other sites and be flexible to transfer to another property if needed.
• Perform additional duties as assigned.
• Be available for after‑hours on‑call on a rotating basis.

Must have reliable transportation.

Performs other duties as assigned.

Qualifications

• HVAC skills with CFC certification.
• CPO certification preferred.
• Plumbing, electrical, and carpentry skills.
• Knowledge of SDS and OSHA regulations.
• 608 Refrigerant Certification preferred; will train if necessary.
• Current driver’s license.

Working Conditions

• Position may require night, weekend, or on‑call work.
• Duties performed both inside and outside, even in extreme temperatures (below 32°F and above 100°F).
• May involve exposure to moving mechanical parts, chemicals, weather conditions, and electrical shock.

Education and/or Experience

High school diploma, GED, or one to three months related experience and/or training; or an equivalent combination of education and experience.

Certificates, Licenses, Registrations

Current driver’s license and CFC certificate (where needed).

Other Skills and Abilities

• HVAC, plumbing, carpentry, and electrical skills.
• Pool certification if required.
• Knowledge of OSHA regulations and MSDS standards.
