Continental Properties is seeking a motivated Service Technician for Springs at Live Oak, a residential community in Live Oak, TX. The role reports to the Service Supervisor and is a full-time position with hourly pay and incentives.

You will perform hands-on maintenance, address resident service needs, and ensure smooth operations across the property using work orders software and mobile apps. Local community living benefits are included.

Continental Properties is looking for a motivated and empowered Service Technician to join our team of dedicated professionals at our beautiful Springs at Live Oak residential apartment community in Live Oak, TX.

You will provide above and beyond customer service and an unmatched level of personal attention to residents. You will address our resident's service needs and will help maintain facility operations. You will report to the Service Supervisor.

Position Specifics

• Full-Time
• Pay: $23.00 - $24.00 per hour
• Additional earning potential through position-specific performance incentives

Essential Responsibilities

Providing an Exceptional Resident Experience

• Take pride in the property's overall appearance by regularly walking the grounds to ensure top-notch curb appeal, while delivering outstanding customer service with a courteous, professional approach in every interaction
• A team player with a 'no task is too small' mindset! Willing to roll up your sleeves and do whatever it takes to keep the community looking great and residents happy, even when the work isn't glamorous

Hands on Work

• Diagnose and repair a wide range of maintenance needs including HVAC, electrical, plumbing, appliances, carpentry, flooring, and more to keep our community running smoothly and making residents comfortable

Day-to-Day Maintenance & Community Operations

• Maintain the overall appearance and safety of the property by performing grounds upkeep, pressure washing, painting, trash removal, and stepping in for additional needs like unit touch-ups and snow removal (in applicable states)
• Our communities run on smart technology—you'll use software and mobile apps daily to manage, track, and complete work orders and keep everything running efficiently

Skills For Success

• Brings hands-on experience in maintenance, manual labor, or a related trade and is ready to hit the ground running
• Flexible and reliable with a willingness to work overtime, on‑call shifts, and non‑traditional schedules including weekends and holidays when the community needs you
• Physically capable of meeting the demands of the role—bending, lifting up to 100 lbs independently (up to 250 lbs with assistance), and comfortable using technology like computers, tablets, and phones to stay connected and get the job done
