Responsibilities

1. Assist in maintenance of grounds, common areas, and apartment homes in your assigned community.
2. Deliver exceptional and prompt service; treat all community members with respect.
3. Comply with all OSHA regulations and health/safety policies; adhere to EPA regulations; update property logs; report unsafe activities or incidents.
4. Support expense control by fixing rather than replacing when applicable.
5. Prepare vacant units for occupancy using the Market-Ready Inspection form.
6. Perform preventative maintenance.
7. Maintain the pool area in the community.
8. Complete service requests efficiently.
9. Conduct daily property walks, removing litter, debris, and pet waste.
10. Responsible for snow/ice removal of walkways, sidewalks, and parking lots.
11. Assist Service Manager with shop and supply inventories in line with the annual budget; communicate needs accordingly.
12. Deliver consistent excellent customer service to ensure guest satisfaction through positive ratings and community reviews.

Requirements

1. One year of related experience.
2. HVAC/EPA Certification.
3. Proficiency with various hand and power tools.
4. Experience with appliance, electrical, drywall, and/or plumbing repairs.
5. Ability to work flexible schedules, including on-call rotations, after-hours, and weekends as needed.
6. Strong leadership and team management skills.
7. Exceptional communication and customer service skills.
8. Reliable transportation.
