Job summary

Fortis Property Management is seeking a Service Technician to support the Community Manager and Maintenance Supervisor at Union Eleven. The role is full-time and on-site, with a focus on timely work orders and quality resident care.

You will work with leasing agents, maintenance staff, and supervisors to achieve budgeted maintenance goals and ensure property upkeep. Required are hands-on skills in HVAC, plumbing, electrical, and appliance repair, plus EPA/CPO certifications where applicable.

Qualifications

  • High School diploma or equivalent required.
  • Some vocational/technical schooling preferred.
  • EPA and CPO certifications preferred.

Responsibilities

  • Assist in maintaining community operations and budgets.
  • Perform maintenance tasks on HVAC, plumbing, electrical systems.
  • Promote resident care and service alongside team.
  • Walk the property daily to identify needed repairs.
  • Provide same-day response to work orders and on-call duty as scheduled.
  • Maintain clean, organized maintenance shop and stock levels.

Position Overview: The Maintenance Technician is responsible for assisting the Community Manager and Maintenance Supervisor in areas of the assigned Community.

Job Description/Principal Duties and ResponsibilitiesYou assist in your community's goal to effectively and efficiently lease the property, while also promoting excellence in resident care and service. You work alongside a team of leasing agents in the office and maintenance technicians, groundskeepers, and a maintenance supervisor on your property, all under the direction of your property/community manager. There, your contribution to the team is specifically:

  • Knowledge of general property operations
  • Assist in achieving budgeted maintenance expenses
  • Assist in the achievement of the annual budget plan
  • Advise the Maintenance Supervisor as to stock levels of supplies and equipment
  • Physical condition of the community, including the condition of vacation apartments
  • Advise the Maintenance Supervisor of maintenance problems and solutions
  • Ensure all work orders are completed in a timely fashion
  • Provide same day services on work orders
  • Walk the community daily noting needed repairs
  • Knowledge of all utility cut offs
  • Daily communication with the Maintenance Supervisor to discuss progress, follow-up, or complications regarding maintenance activities
  • Produce 5 day turns on vacant units
  • Assume emergency on-call duty status as scheduled
  • Assist in the maintenance of the maintenance shop
  • Other duties as delegated

Resident Relations

  • Provide superior customer service
  • Complete all work orders and ensure the highest quality of customer satisfaction

Administration

  • Maintain a professional image and attitude
  • Attend instructional training classes as scheduled by the Maintenance Supervisor
  • Adherence to and proper implementation of all Fortis Properties Management policies and procedures

Knowledge of and adherence to the following:

  • Fair Housing policies and procedures
  • ADA, OSHA, and EPA policies and procedures

Supervision Received: The Maintenance Technician will report to the Maintenance Supervisor and/or Community Manager.

Qualifications & Skills:

Education

  • High School graduate or equivalent
  • Some Vocational/Technical school and/or college
  • Valid Driver’s License required
  • CAMT preferred

Experience

  • 2 years prior property maintenance experience or related field
  • Prior supervisory experience preferred
  • Prior experience in a multifamily lease‑up phase strongly preferred
  • EPA Certification required
  • CPO Certification preferred
  • Strong knowledge of HVAC systems, appliance repair, plumbing, electrical, and pool care
  • Must have own tools
