JOB DESCRIPTION SUMMARY

This role oversees and performs technical and mechanical work to ensure the community's buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and functionality.

Job Responsibilities
  1. Assist with and complete work orders from resident requests and routine community upkeep by diagnosing defects and making repairs following policies, safety standards, and codes.
  2. Manage the 'make-ready' process for vacant units, including inspections, creating maintenance lists, scheduling vendors, obtaining supplies, completing tasks, and inspecting work.
  3. Develop standards for cleanliness and appearance of grounds, amenities, exteriors, interiors, signage, and common areas to reflect high community quality.
  4. Inspect work by team members, contractors, and vendors periodically to ensure quality and compliance, and develop corrective actions as needed.
  5. Maintain inventory of spare parts and supplies, and work with the Community Manager to order within budget.
  6. Perform monthly preventative maintenance as outlined in policies.
  7. Support cost-efficiency by repairing instead of replacing parts when possible, and practicing resourcefulness with materials and tools.
  8. Conduct safety meetings, ensure MSDS sheets are accessible, and stay updated on OSHA and safety laws to ensure compliance.
  9. Provide excellent customer service by respecting residents, responding promptly to questions and complaints, and handling work orders efficiently.
Additional Compensation

Pay factors include experience, skills, and location. This role may be eligible for quarterly or annual bonuses based on performance, and weekly, monthly, or quarterly bonuses for onsite positions.
