JOB DESCRIPTION SUMMARY

This role oversees and performs technical and mechanical work to ensure the community’s buildings, grounds, amenities, and common areas meet Greystar’s standards for cleanliness, appearance, safety, and functionality.

Job Responsibilities:

  1. Assist with and complete work orders from resident requests, diagnosing issues and making repairs according to policies, safety standards, and codes.
  2. Oversee and execute the “make-ready” process to prepare vacant units for leasing, including inspections, creating punch lists, scheduling vendors, and ensuring quality work completion.
  3. Develop standards for cleanliness and appearance of grounds, amenities, building exteriors, and common areas to reflect high community standards.
  4. Inspect work performed by team members and contractors to ensure quality and compliance, developing corrective action plans as needed.
  5. Maintain inventory of spare parts and supplies, working with the Community Manager to stay within budget.
  6. Perform monthly preventative maintenance as outlined in policies and procedures.
  7. Support cost control initiatives by repairing rather than replacing parts when possible and practicing efficient use of materials and tools.
  8. Conduct safety meetings, ensure MSDS sheets are current, and stay updated on OSHA and safety laws to ensure compliance.
  9. Provide excellent customer service by respectfully responding to residents’ questions and complaints, and completing work orders efficiently.

Additional Compensation:

Compensation varies based on business needs, experience, skills, and location. Employees may be eligible for bonuses based on performance, with onsite roles participating in weekly, monthly, or quarterly bonus programs.
