Job summary

SteelHead Management is seeking a Service Manager in the Richmond area to oversee maintenance, repairs, apartment turnover, and preventative work. This role partners with the Property Manager to ensure timely, quality service across communities.

The ideal candidate will have 3+ years in apartment maintenance and HVAC certification, be a strong team player, and available for some off-hour emergencies. A valid driver’s license and reliable transportation are required. Competitive benefits apply.

Qualifications

• Minimum of 3 years’ experience in apartment maintenance including basic electrical & plumbing diagnostics/repair.
• Be a team player in an atmosphere of mutual respect.

• Provide a valid driver's license, and have reliable transportation.
• Flexibility to occasionally respond to off-hour emergencies and resident concerns.
• Construction Background/New Build punch preferred

Responsibilities

• Work with the Property Manager to ensure maintenance functions are performed properly and promptly.
• Ensure effective and timely follow up with residents, vendors, and property management team on all maintenance services provided.
• Respond to all on-call emergencies in a timely manner.
• Complete and follow up on all open unresolved tickets.
• Use of general maintenance equipment including hand tools, ladders, landscaping equipment; operate safely.
• Inspect grounds, buildings, and community features daily to identify maintenance tasks and ensure curb appeal.
• Retain outside contractors where appropriate and monitor work for timely completion.
• Work with Property Manager to obtain competitive bids for maintenance expenses.
• Participate in company training classes and meetings.
• Follow policies relating to fair housing, OSHA, pool and safety standards.
• Manage service expense financials.

Job Summary:

We are seeking a highly motivated and enthusiastic individual to serve as Service Manager for a rapidly growing and dynamic property management organization. The Service Manager is responsible for the general maintenance, to include performing repairs, troubleshooting, apartment turnover, and performing preventative maintenance.
