Description

Our national multi-family management company seeks an experienced Service Manager with a "Whatever it Takes" attitude to oversee the physical property, general maintenance repairs, apartment make-ready, preventative maintenance, and construction/rehabilitation projects for an apartment community. The Service Manager supervises the maintenance staff, leads by example, and may be required to handle groundskeeping and/or pool duties as needed.

Job Summary

Along with the Community Manager, the Service Manager is responsible for overseeing the physical property, maintenance repairs, and various projects within the apartment community. The role includes supervising maintenance staff and being available for groundskeeping and pool duties as necessary.

Reports To

Community Manager and Regional Maintenance Supervisor

Supervises

All maintenance personnel, including housekeepers, under the direction of the Community Manager.

Essential Functions
  1. Supervise, train, and schedule maintenance activities.
  2. Respond to resident/management requests and work orders.
  3. Prepare vacant units for move-in.
  4. Coordinate safety and skills training for maintenance staff.
  5. Identify and address hazardous property conditions.
  6. Order supplies and manage the maintenance budget.
  7. Perform preventative maintenance on equipment and units.
Required Education and Training
  • High school diploma or equivalent.
  • Five years of multi-family experience or equivalent.
Knowledge, Skills, and Abilities
  • Proficiency in handling plumbing, HVAC, electrical, carpentry repairs, and apartment make-ready tasks.
  • Ability to operate common maintenance tools.
  • Good judgment and understanding to follow instructions.
  • Excellent interpersonal skills for interacting with residents, vendors, and staff.
  • Ability to read and write in English.
  • Proficiency in property management software and Microsoft Office.
  • Experience with compressor diagnosis, fire sprinklers, and irrigation systems is preferred.
  • Knowledge of OSHA requirements and local ordinances.
  • Own hand tools required.
Qualifications
  • EPA Section 608 certification required.
  • City or State permits and certifications required.
  • Training in boiler repair, plumbing, and mold detection/resolution required.
  • Certified Apartment Maintenance Technician (CAMT) preferred.
  • Certified Pool Operator (CPO) required.
